SUMMARY

The Building Engineer plays a key role in ensuring the functionality, safety, and efficiency of building systems across mechanical, electrical, and plumbing (MEP) disciplines. This position is ideal for a hands-on Engineer with experience in general building maintenance who is capable of troubleshooting, performing preventative maintenance, and supporting more complex repairs under minimal supervision. You’ll interact with tenants and internal staff, help maintain documentation and assist in the operation of facility systems and emergency responses.


RESPONSIBILITIES:

  • Perform routine and preventative maintenance on building systems including HVAC units, pumps, motors, exhaust fans, and air handling units.
  • Assist in the troubleshooting and minor repair of mechanical and electrical systems such as lighting ballasts, outlets, breakers, switches, and small motors.
  • Support plumbing work, including unclogging drains, repairing leaky faucets, toilets, flush valves, and replacing piping or fixtures as needed.
  • Replace filters, check thermostats, and report HVAC performance concerns.
  • Assist in inspecting and calibrating system controls and sensors under the direction of senior technicians.
  • Operate HVAC systems via the Building Management System (BMS); escalate anomalies to senior staff.
  • Conduct walkthroughs of facilities to identify and resolve maintenance issues proactively.
  • Complete minor repairs to doors, windows, ceiling tiles, furniture, and walls.
  • Perform routine maintenance on fire safety and emergency lighting systems.
  • Support the operation and maintenance of elevators, sump pumps, boilers, and basic refrigeration systems when applicable.
  • Respond promptly to tenant service requests and maintain a professional demeanor during interactions.
  • Log all service requests and work performed into a CMMS or designated maintenance tracking system.
  • Follow and enforce building safety procedures including lock-out/tag-out, confined space entry, PPE usage, and ladder safety.
  • Assist with building inspections, compliance checks, and emergency drills.
  • Report unsafe conditions or equipment malfunctions to supervisors.
  • Document all maintenance work performed, including parts used and time spent.
  • Track and report issues that require further action or escalation to senior technicians or outside vendors.
  • Maintain inventory of tools, equipment, and basic supplies.


REQUIREMENTS:

  • High school diploma or GED required, Associate’s or Technical degree in a related field preferred.
  • Valid HVAC, Electrical, or Mechanical certification.
  • Ability to lift 50 lbs., climb ladders, and work in confined spaces or at heights.
  • Must be able to work in varying indoor and outdoor conditions.
