Organization Background
Based in Washington, DC, Easterly Government Properties, Inc. (“Easterly” or the “Company”) is a publicly traded Real Estate Investment Trust (REIT) focused primarily on the acquisition, development and management of Class A commercial properties that are leased to U.S. Government agencies.
The Company is seeking a full-time building engineer to oversee the building operations of a complex testing laboratory facility. The candidate will play an integral role in the management of the facility by being the primary on-site representative of the Company with oversight from the Property Manager and Director of Engineering.
Candidates are expected to have sufficient technical abilities in the operations and maintenance of installed building systems, including unique equipment specifically installed for laboratory testing environments. Additionally, candidates are expected to be able to independently oversee / manage vendors providing services in the building, as well as develop working / professional relationships with the tenant.
Candidate must complete and pass a full Federal Government Security Clearance for this position. Failure to obtain a full background check will deem you ineligible for the job. Omitting information on security clearance forms will result in automatic denial for the position.
Mechanical Qualifications
· EPA certification for maintenance of HVAC systems
· Must have 5-10 years or more experience as a stationary engineer or 5-10 years HVAC experience in laboratory or hospital settings
· Evaluate building operation and systems and recommend appropriate changes
· Experience with DDC controls, low voltage, pneumatic controls, and related equipment
· Ability to travel to Tracy, CA and Pleasanton, CA for site inspections or vendor escorting.
Essential Functions
· Daily / weekly / quarterly building and equipment inspections
· Respond to and resolve facility maintenance trouble calls
· Maintain comprehensive records / logs of work performed in the building (electronic and hard copy)
· Monitor mechanical plant oil and chemical testing and treatment
· Monitor DDC software, cold and hot water loop systems, and VAV controls
· Conduct fire and safety equipment inspections – keep required records / logs
· Preventative and corrective maintenance on all plant equipment, physical structure, and associated equipment (i.e., painting, drywall repair, hardware replacements)
· Basic HVAC maintenance / repairs in coordination with Director of Engineering / vendor support
· Basic electrical maintenance / repairs of interior and exterior lighting, including ballast replacement
· Basic general plumbing maintenance / repairs, including repair of clogs and leaks
· Demonstrated experience in reading and interpreting complex building mechanical plans
· Maintenance and repairs of rolling gates and roll up doors
· Oversees and inspects work performed by 3rd-party vendors including, but not limited to, HVAC, electrical, plumbing, cleaning, and landscaping
· Capable of determining equipment condition for capital planning recommendations
· Performs daily inspection of building systems including, but not limited to, fire alarms, HVAC, and plumbing
· Demonstrated excellence in providing on-site customer service
· Possess working knowledge of use of tools and equipment used in facility maintenance
· Ability to clearly communicate both verbally and in writing
· Ability to respond immediately to any urgent / emergency building situations during regular and non-working hours
· Ability to lift up to 50 lbs
· Core working hours 7:00-3:00
Additional Qualifications
· OSHA 10 Certification
· High School Diploma or GED equivalent
· Driver’s License
· Basic computer skills: Building Management System (BMS), work order system, Microsoft Office (i.e., Excel, Word, Outlook [email])
