Position Overview: Southwestern University has an immediate opening for a Senior Project Manager. Reporting to the Associate Vice President for Facilities Management. The Senior Project Manager oversees all aspects of minor and major capital projects, and works closely with the Associate Vice President (AVP) for Facilities Management, the Director of Business Operations, the Director of Facilities Operations and the Director of Environmental Health & Safety, to deliver high quality projects on time and within budget and to ensure value for the University in a safe, efficient working environment. Duties include the effective management of design and construction projects through all phases of programming, planning, design, construction, close out and warranty. The Senior Project Manager serves as the Owner's Representative to oversee all contracted project management support services, holding ultimate responsibility for effective execution of those roles and for supervision of Assistant Project Managers. The Senior Project Manager serves as liaison to other department personnel, University departments, regulatory entities, outside consultants, and construction professionals in support of capital projects and university infrastructure maintenance. This role requires a strategic thinker with excellent leadership skills, capable of coordinating cross-functional teams and driving project success in a dynamic academic environment. This is a full-time exempt position eligible for our comprehensive benefits program. Essential Duties: * Effectively manage capital projects to deliver high quality results within the approved schedule and budget. Project types include new construction, renovations, and refurbishment of existing buildings and infrastructure. Manage project team in directing design professionals, collaborating with campus partners, and administering contracts necessary to meet project goals, while providing timely reporting to leadership. Coordinate with all University stakeholders to minimize disruption during execution while providing project leadership, communication, and conflict resolution to ensure project goals are met. * Supervise all Project Managers and Assistant Project Manager employees and any contracted Project Managers and make recommendations to the AVP for additional project management or support services when needed. Define Scopes of Work for solicitation development and serve on selection committees for competitive design and construction contract awards. Obtain quotes and bids for minor projects. * Oversee effective maintenance of project database, including master plans, as-builts, warranty and all project contract documentation. Ensure accurate creation and proper filing of all necessary documentation for each project to provide an auditable accounting of decisions and expenditures and review for completeness and accuracy. * Conduct thorough reviews of design documents for compliance with University Standards and identification of constructability and building code issues. * Develop preliminary project budgets including preliminary assessments, abatement, design, and contingencies for escalation and unforeseen expenses. Manage university resources in an appropriate manner while ensuring scope control and pursue value engineering where appropriate. * Employ available project management system and recommend best solutions for software tools. * Conduct and/or attend project meetings and facility management meetings as needed. * Ensure that the policies of the University and Facilities Management, including all safety regulations, are known and observed. Additional Duties: * Support or lead process improvement initiatives assigned by the AVP of Facilities. * Assist Director of Environmental Health & Safety with the development and delivery of the safety program. * Assist the Facilities Management department during special events such as commencement, homecoming, etc. * Perform other duties as assigned. Minimum Qualifications: * Bachelor's degree in Architecture, Engineering, Construction Management, Construction Science, or related discipline. * Minimum of ten (10) years of experience providing project management of design and construction activities for renovations and new construction, including institutional or commercial facilities. * At least three (3) years of experience providing project management of capital projects with a Total Project Cost of $10M or more. * Demonstrated leadership skills with at least three (3) years of experience supervising or leading teams. * Working knowledge of contract documents (plans, specifications) and experience negotiating construction contracts. * Experience developing detailed project budgets, performing construction document reviews, conducting inspections, and coordinating with delivery teams and user groups. * Working knowledge of life safety and building codes including, NFPA 101, IBC, ASHRAE, Texas Accessibility Standards, and the Americans with Disabilities Act, among others. * Experience using Google applications, and Microsoft Office applications including Excel, Power Point and Word, and scheduling software such as MS Project. * Excellent communication, collaboration and organizational skills, with an ability to manage multiple simultaneous activities in a diverse and complex environment. * Possess and maintain a valid Texas driver's license. * Possess excellent mentoring, interaction and communication skills (verbal and written). * Ability and willingness to travel utilizing standard, commercial, and/or personal modes of transportation. Preferred Qualifications: * Licensed Architect or Engineer in the State of Texas, or licensure in another state and eligible for reciprocity with the State of Texas, or ability to obtain professional licensure in the State of Texas within two years. * Project Management Professional (PMP) certification, or other similar demonstration of formal project management training. * LEED‐AP and CEM credentials. * Experience managing design and construction for projects in a higher education setting as the owner's representative. * Minimum of ten (10) years of experience providing project management of major capital projects with a Total Project Cost of $10M or more. Starting annual salary: $120,000. The final offer for the successful candidate will be commensurate with experience and may exceed the starting salary.
