AIM Consulting Services is seeking a highly experienced and visionary Senior Asset Development Manager to lead the strategic planning and asset optimization of large-scale public school construction and redevelopment programs. Key Responsibilities

  • Establish and maintain strategic planning models for multibillion-dollar school construction programs.
  • Manage planning and master planning architects and internal development staff.
  • Translate Board policy into operational guidance for planning and facilities teams.
  • Coordinate environmental assessments and CEQA clearances with the Office of Environmental, Health and Safety (OEHS).
  • Protect and enhance the long-term value and flexible use of district real estate and infrastructure.
  • Prioritize and allocate resources for high-risk, high-impact capital projects in alignment with educational goals.
  • Support district-wide educational master planning and capital project prioritization based on funding forecasts and long-term needs.
  • Guide and oversee asset surveys and development of future use cases and phasing recommendations.

Qualifications

  • Required Experience:
    • 20+ years of full-time professional experience in planning and development for public agencies, educational, or institutional facilities.
    • 5 years overseeing asset survey activities, usage analysis, and future facility planning.
    • 5 years developing fund allocation and prioritization strategies tied to educational programming and capital development.
  • Preferred Experience:
    • Experience using Building Information Modeling (BIM).
    • Familiarity with LEED and CHPS design standards and certification processes.
    • Experience with the Division of the State Architect (DSA) construction/design regulations.
    • Background in construction management, particularly in the public education sector.
  • Required Education:
    • Bachelor's degree in Engineering, Architecture, or Construction Management.
    • Additional coursework in business, school finance, public administration, or facilities planning is highly desirable.
    • Licenses & Certifications (All Preferred but Highly Recommended):
    • California Registered Architect or California Professional Engineer license.
    • Certified Construction Manager (CCM) by CMCI.
    • LEED Professional Accreditation.
