The Project Manager manages individual projects starting at contract signing, and including design, estimating, permitting, preconstruction, subcontractor buy out and site execution through successful completion.


Main Tasks:

  • Client Communication: Being the main point of contact for all stakeholders of a project including client. Leading weekly Client Meeting where change orders and time delays are quantified and reconciled weekly.
  • Scheduling: Project schedule creation in MS Project and management for all tasks related to the project. Quantify and communicate time delays to client.
  • Subcontractor Buy-Out: Negotiate and create all subcontract labor agreements for all site work.
  • Change Orders: Create change orders and work with Admin Dept to assure proper execution and accounting (P&L).
  • Estimating: Work with Preconstruction Team to refine scope and pricing in each phase of the design and LAHJ review process.
  • Client QC: Represent the client during the whole process and ensure all client expectations are communicated and then met or exceeded.
  • Leadership and Training: Training and leading Site Supervisors, holding them accountable to Key Numbers in weekly Level 10 meetings.
  • Warranty execution: Facilitate execution on warranty requests according to USO warranty program.
  • Serve Team and Stakeholders: Collaborate with team members, other departments and stakeholders to create win-win solutions and complete projects.


The Project Manager owns the following items:

  • Project Estimating and Buyout: Execution according to project budget to achieve desired profit margin.
  • Timeline of project (project level): Assure project stays on time and resources are allocated accordingly.
  • Client satisfaction with project: Ensure absolute client satisfaction.
  • Quality Control: Responsible for the exceptional quality of site work.
  • Site Supervisor Performance: Ensure accountability and training of Site Supervisors on each site.


The following items are owned by other departments and checked by the Project Manager:

  • Contracts: Review contract for streamlined project execution and risk mitigation for US-Offsite.
  • Design: Review the design and specifications created by the internal design team as well as external consultants.
  • Site coordination with USO Modules: Preplan and execute efficient methods of finishing USO Modules on site.
  • A/P and A/R: Work with Admin Department to ensure timely execution of draws and invoicing.
  • Quality: Review the quality of USO modular product during the production process to ensure client satisfaction.


Requirements:

  • Experience: min. 10 years in construction, min. 3 years on job site directly performing work, min. 5 years project management experience.
  • Technical Skills: Proficiency in scheduling software (MS Project or similar) and Excel.
  • Legal Skills: Familiarity with construction contracts, change orders, and draw schedules
  • Communication: Strong client and stakeholder management, ability to negotiate
  • Financial Skills: Experience in cost tracking, P&L management, and cash flow oversight.
  • Organization: Ability to manage schedules, problem-solve, and coordinate across departments.
  • Education: Degree in Construction Management or related field


Compensation:

Wage

  • $100,000p.a. Plus generous project-based bonus structure targeted at $50k+.
  • 40-hour+ work week
  • Mileage on personal vehicle for travel, work errands, or offsite meetings paid at standard reimbursement rate.

Benefits (after 90 days)

  • 80 hours vacation (accrued annually) that increases annually
  • 40 hours sick pay per year
  • 5 paid holidays determined by US-Offsite (New Year’s Day, July 4th, Thanksgiving Day, Christmas Eve, Christmas Day)
  • Medical, Vision, and Dental, with partial compensation by US-Offsite Building Co
  • Paycheck paid out on a biweekly (every other week) schedule
