Summary

The Befeler Group, a leading real estate investment firm in Florida, seeks a Project Operations Manager to lead its property improvement initiatives, field operations, vendor management, and safety compliance across our portfolio. This role is designed for a hands-on, field-oriented leader with strong technical, administrative, and interpersonal skills, and with potential to grow.

KEY TRAITS

1. Technical Knowledge

  • Understanding of structural repairs, building systems (HVAC, electrical, plumbing), roofing, and general renovation.
  • Ability to supervise vendors/subcontractors and evaluate quality of work.
  • On-site problem solver who can identify technical issues and resolve them in real-time.

  • Commanding field presence who motivates teams, resolves disputes, and leads by example.
  • Instills accountability, ensures discipline, and communicates effectively.

  • Proficient in documenting inspections, drafting SOPs, and managing timelines.
  • Comfortable using software such as spreadsheets, AppFolio, and project tracking tools.
  • Organized communicator who updates stakeholders and leadership regularly.

RESPONSIBILITIES

1. Project Execution

  • Manage small to mid-scale property improvement projects to completion.
  • Draft RFPs, handle bid analysis, negotiate vendor contracts, and supervise job execution.
  • Maintain consistent vendor and contractor oversight with focus on quality assurance and safety.
  • Ensure timely delivery of budgets, quality, and timelines while maintaining clear communication with leadership.
  • Coordinate with internal teams, contractors and vendors for timely high-quality deliverables.


2. Field Oversight

  • Conduct routine and periodic property inspections to assess compliance with safety standards, efficiencies, aesthetics and building conditions.
  • Oversee periodic unit interior inspections, document findings, and dispatch corrective actions.
  • Identify and mitigate potential risks ensuring the safety and integrity of all properties.


3. Workforce Safety

  • Create and implement field safety protocols, including fall protection, ladder safety, and OSHA compliance.
  • Conduct safety training and reinforce safe practices with maintenance and field teams.


QUALIFICATIONS


  • Minimum 3–5 years of experience in property/project/facility management or construction supervision.
  • Bachelor’s degree (Construction Management, Real Estate, Engineering, or related field).
  • Proven leadership track record managing people.
  • Familiarity with OSHA standards and general safety compliance.
  • Proficient in Microsoft Office; strong affinity for process improvement and automation.
  • Bilingual proficiency in English and Spanish to lead and support a diverse team and tenant base.
  • Valid authorization to work in U.S. and pass background and credit checks.


COMPENSATION & BENEFITS


Total Annual Compensation: In excess of $100,000, including:

  • Base Salary: $75,000 per year.
  • Bonus: Up to 35% per year, paid quarterly. Plus, an additional discretionary year-end bonus.
  • Transportation Allowance: $6,000 per year.


Benefits: Comprehensive benefits package at minimum cost, encompassing medical, dental, and vision coverage. Additional elective benefits include Supplemental Life and AD&D, and Disability Insurance. We offer paid vacations, personal time and holidays.


Growth Opportunity: This role offers a defined career path to Operations Director, with mentorship and leadership development provided



Full-time, field-based position with local travel, property and site visits.  Legal authorization to work in the US and criminal and credit background checks required.
