The Capital Improvements Manager reports to the Vice President of Construction and plays a critical role in aligning field operations with organizational strategy and performance objectives. This individual is responsible for overseeing the full project lifecycle-from initial bidding to final delivery-ensuring each phase is executed efficiently and profitably. This hybrid position blends high-level operational planning with hands-on field leadership to keep projects on schedule, within budget, and up to quality standards. The ideal candidate is a dynamic combination of field leader, strategic planner, and mentor-comfortable managing job sites, guiding teams, and aligning daily operations with long-term business goals.
RESPONSIBILITIES
* Actively seek and secure new work opportunities through outreach, site visits, and relationship building.
* Lead the bidding process, including proposal development, scope creation, and value engineering with vendors.
* Schedule internal crews and coordinate with external vendors to meet project milestones.
* Conduct regular job site visits to ensure quality, progress, and compliance with scope.
* Provide real-time support to the field team, jumping in to assist on projects as needed to ensure timelines are met.
* Train, mentor, and lead team members to foster growth, accountability, and high performance.
* Oversee daily task delegation, progress follow-ups, and performance monitoring of team members.
* Attend and contribute to project planning, forecasting, and strategy meetings.
* Analyze daily field reports and resolve emerging issues with projects or clients.
* Partner with outside vendors to optimize job site plans and reduce costs without sacrificing quality.
* Conduct quality control checks during and after project completion.
* Manage mid-year forecasting for project pipelines and capital expenditures (CapEx).
* Monitor and update job trackers, invoicing logs, and CapEx budgets to ensure financial health.

EXPERIENCE

* Strong leadership and communication skills with a mentoring mindset.
* Ability to balance hands-on work with big-picture strategy and forecasting.
* Proficient in cost analysis, scheduling tools, and project reporting systems.
* Comfortable with client interaction, vendor negotiations, and conflict resolution.
* Excellent communication, documentation, and conflict-resolution skills.
* Proficient in project management software (e.g., Procore, MS Project), Bluebeam, and Microsoft Office Suite.
* OSHA 30 Certification preferred.
