The Capital Improvements Manager reports to the Vice President of Construction and plays a critical role in aligning field operations with organizational strategy and performance objectives. This individual is responsible for overseeing the full project lifecycle-from initial bidding to final delivery-ensuring each phase is executed efficiently and profitably. This hybrid position blends high-level operational planning with hands-on field leadership to keep projects on schedule, within budget, and up to quality standards. The ideal candidate is a dynamic combination of field leader, strategic planner, and mentor-comfortable managing job sites, guiding teams, and aligning daily operations with long-term business goals.
Responsibilities
Actively seek and secure new work opportunities through outreach, site visits, and relationship building.
Lead the bidding process, including proposal development, scope creation, and value engineering with vendors.
Schedule internal crews and coordinate with external vendors to meet project milestones.
Conduct regular job site visits to ensure quality, progress, and compliance with scope.
Provide real-time support to the field team, jumping in to assist on projects as needed to ensure timelines are met.
Train, mentor, and lead team members to foster growth, accountability, and high performance.
Oversee daily task delegation, progress follow-ups, and performance monitoring of team members.
Attend and contribute to project planning, forecasting, and strategy meetings.
Analyze daily field reports and resolve emerging issues with projects or clients.
Partner with outside vendors to optimize job site plans and reduce costs without sacrificing quality.
Conduct quality control checks during and after project completion.
Manage mid-year forecasting for project pipelines and capital expenditures (CapEx).
Monitor and update job trackers, invoicing logs, and CapEx budgets to ensure financial health.

Experience
Demonstrated expertise in operations, field supervision, or managing construction and property rehabilitation projects.
Strong leadership and communication skills with a mentoring mindset.
Ability to balance hands-on work with big-picture strategy and forecasting.
Proficient in cost analysis, scheduling tools, and project reporting systems.
Comfortable with client interaction, vendor negotiations, and conflict resolution.
Excellent communication, documentation, and conflict-resolution skills.
Proficient in project management software (e.g., Procore, MS Project), Bluebeam, and Microsoft Office Suite.
OSHA 30 Certification preferred.
