Building Services Manager

The Job
Hands-on facility operations leader who can balance facilities expertise and exceptional people skills to lead a team and deliver results. Focus on process improvement related to the maintenance of the building components, including locks/doors, roofs, walls, office moves and janitorial. Coordinate, track, and drive scheduled, preventative and proactive work related to building related systems.
In this role, you will…
1. Oversee building service delivery
- Supervise the repair and maintenance of facilities and equipment, as well as custodial operations on the Mia campus.
- Assess the condition and performance of the facility.
- Monitor progress and facilitate prioritization of work orders, preventative maintenance and repairs.
- Develop and implement service level expectations regarding the timely response and execution of repairs, updates and cleaning.
- Working with staff, develop a robust PM program.
- Inspect buildings, site and equipment with staff to determine maintenance and repair needs, and sets the schedule for effective execution.
- Create reports on efficiency and effectiveness.
- Maintain and updates CMMS
- Manage and review service contracts.
- Manage procurement of parts, tools, equipment and supplies.
- With the Head of Facilities, track and review budget related to repairs and maintenance.
- Review and maintain replacement parts inventory.
- Ensure permits and licenses are current and up to date.
- Lead and coordinate emergency response to campus emergencies.
- Provide department leadership in the absence of Head of Facilities.
2. Supervise and lead staff
- Responsible for hiring, promotion, and corrective action.
- Determine appropriate daily staffing, including weekend, holiday, overtime and on-call schedule.
- Set clear work direction, lead by example, coach, problem solve and promote teamwork.
- Assign and prioritize work for the team via CMMS program
- Plan, schedule, and manage complex building maintenance, operation, repair and custodial activities.
- Communicate organizational messages.
- Provide regular professional development opportunities.
- Establish, maintain, and support Mia workplace culture.
- Approve vacation and sick leave requests.
- Safety and other role specific training.
- Perform quarterly and annual performance reviews.
- Monitor and enforce policies and procedures.
- Assess the neatness, accuracy, and thoroughness of work.
3. Project Leadership
- Plan, schedule and manage complex and routine maintenance, operation and repair projects related to the campus.
- Keep building systems in good working order; respond quickly and effectively when equipment goes down.
- Track and report on schedule and budget related to repair and replacement projects.
- Work with the Head of Facilities to establish short and long term capital projects, as it relates to the physical plant.
- Work with Facilities Operations Coordinator to communicate project plans and impact out to Mia staff and our partners.
4. Other
- Determine training needs for the department and coordinate.
- Serve on committees as assigned.
- Provide support for other facility related activities.

Requirements:
- Vocational or College degree, preferably related to building operations and management, or closely related field
- Relevant experience in building maintenance and operations including: planning and scheduling complex repairs and upgrades, planning and scheduling preventative maintenance for multiple facilities
- Minimum of three years’ related work experience leading hands-on, technical work
- Comfort and familiarity with construction, buildings and their care
- Ability to respond to after-hours and weekend emergencies as needed
- Experience in a cultural institution a plus
