The Utilities Program Manager is responsible for managing utility program implementations, improvements and the overall success of Suns utility programs. They collaborate with utility partners to create and maintain project schedules and foster communication between internal customers and vendor partners. Additionally, the Utilities Program Manager ensures partners and vendors are adhering to contract terms by periodically auditing invoices.
Job Duties
Oversees utility management including water/sewer, trash, electric, gas, cable, NUBS, re-bill, solar, vendors, and operators.
Manages relationships with all utility partners and vendors by holding recurring meetings, documenting notes/actions plans and then following up on action plans and items.
Manages physical and systematic utility implementations with feedback to/from operations teams.
Partners with the Utilities and Resources Analyst to identify additional utility income or expense savings opportunities across the portfolio and makes recommendations to leadership based on findings.
Partners with the Utilities and Resources Analyst to identify properties that could benefit from infrastructure improvements including new meter reading systems.
Collaborates with RVP/DVP and utility vendors to negotiate contracts for improvements and leads the execution of them.
Tracks expected cable income checks/deposits and leads collection efforts to pursue missing payments.
Manages and pushes penetration rates on bulk amenity cable programs.
Leads bidding out process of national utility partners and formulates contracts for VP/SVP signature.
Partners with Director of Sustainability to ensure sustainability team has required energy and utility information for reporting.
Collaborates with community management on installation of improvements, strategy with utility billing, metering, and other utility related programs that may be in existence at the community.
Reviews and approves multi-property and enterprise-wide utility payables.
Partners with SVP, Property Services and Manager, Utilities & Property Projects as subject matter expert (SME) for all utility-related items on Sun's property management software.
Manages, addresses, and closes out all email support requests and Zendesk tickets relating to utility systems, programs, and managed vendors.
Other duties as assigned.
12. Collaborate with Strategic Sourcing on bidding out process of national utility partners and formulates contracts for VP/SVP signature.
Requirements
High School Diploma or GED (Required)
Bachelor's Degree in Business (Preferred)
2 years vendor management experience
6 months financial analysis experience
2 years program management experience
6 months utilities management experience
Excellent written and verbal communication skills
Advanced computer proficiency with the ability to use the Microsoft Office Suite, email, internet
Highly organized and detail-oriented
Strong organizational and analytical skills
Knowledge of program/project management tools and procedures
