Overview:
We seek an experienced Project Manager to join our team in Lubbock, TX. This role involves overseeing all aspects of construction projects, ensuring they are completed on time, within budget, and to the highest quality standards. The ideal candidate will have a strong background in construction management, excellent leadership skills, and the ability to build and maintain strong relationships with clients, subcontractors, and team members.
Key Responsibilities:
* Project Oversight: Manage all phases of construction projects, from initial planning and development through to completion and handover.
* Financial Management: Ensure projects are completed within budget, including managing project financials, fee retention, and client satisfaction.
* Team Leadership: Mentor and coach project management staff, fostering a collaborative and productive work environment.
* Scope and Change Management: Understand and manage scope changes, perform quantity take-offs, pricing, and track all project revisions.
* Client and Partner Relations: Build and maintain strong relationships with owners, design partners, subcontractors, and suppliers.
Qualifications:
Required:
* Bachelor's degree in Engineering, Construction Management, or a related field.
* Minimum of 5 years of relevant experience in construction management.
* Experience with self-perform capabilities.
* Strong skills in estimating and scheduling.
* Proven ability to build trust and strong partnerships with external partners.
* Excellent collaboration and communication skills.
* Detail-oriented with the ability to prioritize and manage multiple tasks.
* Self-motivated and able to work with minimal supervision.
* Proficiency in Microsoft Office Suite.
Preferred:
* Experience with scheduling software.
Office and Travel:
* Office: Various job sites and/or corporate/regional office.
* Travel: Travel may be required.
Detailed Responsibilities:
Preconstruction and Business Development:
* Assist in understanding prospective projects and client requirements.
* Research and gather information on potential clients.
* Contribute to the preparation of responses to RFQs and RFPs.
* Participate in pursuit interviews and preconstruction meetings.
* Ensure successful completion of QA/QC processes.
* Incorporate project-specific workforce and vendor participation goals into work plans.
Self-Performed Work:
* Perform quantity take-offs and assist in estimating labor, materials, and equipment.
* Understand and manage warehouse equipment, rentals, small tools, and costs.
* Assist in preparing Project Assessments and projections.
* Scope bid materials and assist in creating CPM schedules.
Estimating and Bidding:
* Lead quantity take-offs and estimate updates through various project stages.
* Develop and verify subcontractor qualifications.
* Manage subcontractor procurement, including bid solicitations and analysis.
* Review bid results with owners and architects.
* Prepare and sign off on subcontracts.
* Participate in preconstruction estimate and cost model preparation.
Scheduling:
* Assist in creating and updating CPM schedules.
* Co-lead Last Planner efforts with field staff.
Project Documentation:
* Review and understand all project drawings and specifications.
* Lead project document reviews and manage the RFI process.
* Manage shop drawings/submittals review process.
* Participate in BIM coordination meetings.
* Manage project sustainability requirements and documentation.
Subcontract Management:
* Maintain a thorough understanding of subcontractor scope.
* Review and process subcontractor change requests and invoices.
* Track project workforce and vendor goals.
* Assist with manpower and personnel requests.
* Schedule and document pre-installation meetings.
Cost Control:
* Manage the distribution and pricing of project changes.
* Track labor costs and assist with material procurement.
* Prepare and maintain Project Assessment documents.
* Work with accounting to produce monthly pay applications.
* Manage project cost review and approval processes.
Project Meetings:
* Attend and participate in project and company safety meetings.
* Conduct and document construction coordination meetings.
* Provide monthly Project Assessment reports.
* Attend pre-installation meetings and mock-up reviews.
Safety:
* Perform safety audits and participate in safety training.
Post-Construction:
* Oversee the punchlist process and ensure a "zero item" punchlist.
* Support the close-out team in gathering final as-built plans and documentation.
* Participate in test and balance and commissioning processes.
* Manage owner training plans.
Other Responsibilities:
* Engage in business development activities.
* Foster relationships with clients, architects, engineers, and subcontractors.
* Pursue new client and design firm relationships.
* Attend project management and company meetings.
* Participate in training for personal and professional development.
* Actively engage in company-sponsored events.
* Perform functions of Project Engineer or Assistant Project Manager as needed.
* Support and follow standard work practices.
* Participate in Operational Excellence Improvement events.
Pay and Benefits
The pay range for this position is $100000.00 - $180000.00/yr.
