Key Responsibilities
End-to-End Transaction and Documentation Management:
- Manage the entire sales process, including negotiation, execution of agreements, and final sale deed registrations, ensuring compliance with legal and regulatory requirements.
- Oversee accurate preparation and submission of transaction-related documents, including property registration, title transfer, and possession letters.
- Coordinate with internal departments, legal advisors, and financial institutions to ensure smooth and error-free property transactions.
Strategic Sales Planning and Target Achievement:
- Develop and execute sales strategies to meet and exceed monthly, quarterly, and annual sales targets for residential properties.
- Establish clear pipelines and workflows to ensure high lead conversion rates and sustained growth.
- Leverage insights from sales data and market research to refine strategies and optimize performance.
Technology-Driven Sales Management:
- Utilize CRM software to manage and monitor leads, ensuring timely follow-ups and maximizing lead conversion.
- Analyze CRM-generated reports to identify trends, opportunities, and areas for improvement in the sales process.
- Collaborate with the marketing team to execute and track WhatsApp campaigns, ensuring prompt responses to client inquiries and consistent engagement.
- Maintain digital records of client interactions, property details, and transaction statuses, ensuring data accuracy and accessibility.
Financial Management and Collections Oversight:
- Monitor and ensure timely collection of payments and installment dues, coordinating with finance teams for efficient cash flow management.
- Proactively address payment delays or discrepancies, balancing client relationships with financial discipline.
- Provide regular updates on collections and revenue progress to senior management.
Client Relationship Management and Personalized Advisory:
- Act as a trusted advisor to clients, guiding them through the buying process with tailored property solutions that align with their needs.
- Build and nurture long-term client relationships, enhancing satisfaction, loyalty, and referral rates.
- Conduct regular check-ins and post-sale engagement to ensure clients’ continued trust and confidence.
Data-Driven Market Analysis and Strategy:
- Stay updated on industry trends, competitive landscape, and consumer behavior, translating insights into actionable strategies.
- Use data analysis tools to forecast demand, set pricing strategies, and identify potential growth areas.
- Collaborate with marketing teams to provide data-backed feedback for targeted campaigns and product positioning.
Team Leadership and Cross-Functional Collaboration:
- Mentor and guide junior sales executives, fostering a high-performing, collaborative team culture.
- Organize regular training sessions to enhance team knowledge of products, sales techniques, and compliance standards.
- Collaborate with marketing, finance, IT, and legal teams to ensure alignment in operations and enhance efficiency
Digital Marketing and Communication Integration:
- Partner with the marketing team to design and review digital campaigns, ensuring alignment with sales objectives.
- Respond promptly to leads generated through digital platforms, including WhatsApp, website inquiries, and email campaigns.
- Represent the company during webinars, virtual open houses, and online property expos, strengthening the digital sales funnel.
Reporting, Compliance, and Process Optimization:
- Prepare detailed sales reports and dashboards using CRM and other analytics tools, presenting insights and recommendations to senior leadership.
- Regularly audit sales and transaction processes to ensure adherence to company policies and regulatory compliance.
- Identify process bottlenecks and implement IT-driven solutions to enhance operational efficiency.
Key Qualifications
- Experience: 5 to 7 years in residential real estate sales, with a proven track record in transaction management and achieving sales targets.
- Technical Skills: Proficient in using CRM tools for lead management, data analysis, and reporting. Comfortable with WhatsApp campaigns, digital marketing tools, and other IT-driven sales platforms.
- Sales Expertise: Strong knowledge of sales processes, client relationship management, and negotiation skills.
- Financial Acumen: Experience in managing sales transactions, payment collections, and ensuring timely revenue generation
- Market Insight: Ability to lead and mentor a sales team, fostering a high-performance, collaborative work culture.
- Communication Skills: Excellent verbal and written communication skills, with a consultative approach to client interactions and problem-solving.
- Compliance and Documentation: Familiar with legal documentation, including sale deeds, property registration, and transaction compliance.
