Vista Residential Partners is a developer-builder specializing in multi-family housing across major U.S. markets. Our construction arm, Apex Multi-Family Construction, oversees all phases of construction from preconstruction to turnover, ensuring quality, cost control, and schedule. With projects in Denver, we are expanding our team and seeking an experienced Senior Project Manager.

Role Overview:

The Senior Project Manager will be responsible for driving a project from the initial preconstruction phase through final completion. You’ll lead both office and field teams while partnering with development, design consultants, estimating, and subcontractors to build high-quality, on-budget, on-time projects.

This role requires someone with deep multi-family experience, particularly in Denver or comparable sub-markets, who thrives in a fast-moving environment and can lead teams with confidence.

Key Responsibilities

🔹 Preconstruction Phase

• Drive the design-to-budget process by working with development, design, and estimating
• Identify risks, gaps, and cost-saving opportunities early
• Participate in VE exercises, constructability reviews, and scope coordination
• Develop initial project schedules and logistics plans
• Maintain alignment with a design-to-budget goals throughout preconstruction

🔹 Subcontractor Management

• Manage the bid process and help select the right trade partners for the job
• Negotiate scopes, review inclusions/exclusions, and finalize buyout
• Ensure subcontractor performance aligns with expectations throughout the project

🔹 Project Execution

• Oversee all construction activity from start to finish
• Work closely with site superintendents to manage daily operations and solve issues
• Ensure construction adheres to plans, specs, and schedule milestones
• Monitor RFIs, submittals, procurement, and inspections

🔹 Cost & Schedule Control

• Manage the project budget, identify exposure, and track cost events
• Approve pay apps, validate productivity, and work with accounting on monthly draws
• Lead OAC meetings and ensure timely communication with ownership

🔹 Leadership & Communication

• Be the point person for all internal and external stakeholders
• Create a team-first environment that holds people accountable while supporting growth
• Lead conflict resolution, problem-solving, and decision-making under pressure

Qualifications

✅ 10+ years of ground-up construction experience, with at least 5+ multi-family projects completed, start to finish

✅ Experience with garden-style, wrap-style, and podium-style multi-family projects

✅ Strong background in preconstruction, subcontractor buyout, and project leadership

✅ Bachelor’s degree in Construction Management, Engineering, or related field (preferred)

✅ Proficiency in Procore, Bluebeam, MS Project, and Excel

✅ Strong understanding of Denver permitting, inspections, and local trades

✅ Able to travel across metro job sites and work full-time in-office or on-site as needed
