Position Introduction: FirstService Project Management (FSPM) - is motivated to hire a Senior Project Manager with a proven track record of strong business partnerships and successfully managed projects. The Senior Project Manager supports FirstService Residential Property Management. Strong management, customer service, and leadership skills are required. Essential Duties & Responsibilities: Project Management * Develops and implements plans for management of capital and insurance related construction projects for FirstService Residential managed associations. * Negotiates, within established parameters, terms, conditions, and fees to be incorporated into contract(s). * Builds relationships with clients to generate client references and new business referrals. * Works in tandem with Business Development and Marketing teams to position FirstService Residential Missouri in the market for new business growth. * Acts as intermediary with owner/residents, managers, and other staff, to assist in prompt response to questions/problems. * Attends Board meetings to give Board guidance, when appropriate. * Key skills include: Project planning abilities, budget and finance management experience, strong organizational skills, process orientation, prioritization and goal setting. . * Prepare regular communication status updates and presentation materials for the client, senior management and the Property Manager on all aspects of the project, including timelines, accomplishments, adjustments, key risks and issues * Other duties as assigned. Business Development * Create engagement with leads provided by the marketing team. * Identify the needs of opportunities in passive pipeline and help move them too active. * Create and establish effective relationships with warm prospects via email and phone. * Ensure optimal utilization and accuracy of CRM and all its data. * Guide the creation of proposals, teaming with the marketing department as appropriate. * Maintain all short proposal templates in InDesign. * Understand and execute the sales methodology on all proposals & lead interactions. * Identify common pain points and share insights with Marketing, Sales Ops, and Business Development. * Participate in monthly marketing & execution calls. * Utilize effective communication tools with our brand voice and sales methodology. * Overcome lead objections by asking the right questions and providing value. * Support the company in process improvement based on Project Management experience and knowledge. * Participates in training initiatives as cross functional support or subject matter expert, as needed. Industry/Functional Experience * Knowledge of Condo/HOA property management preferred, multi-family rental or commercial asset * Goal-oriented and organized leadership * Self-motivated and self-directed Education & Experience: * Software expertise - (i.e. Microsoft Projects, Procore, Trello, Xactimate, etc.) * Professional Certification preferred - (i.e. PMP or CAP) * Valid state driver's license and state-mandated vehicle insurance Tools & Equipment Used: * Computer * Phone Knowledge, Skills, and Proficiencies: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Physical Requirements and Work Environment: While performing the duties of this job, the employee is regularly required to stand, walk, talk and hear. The employee is frequently required to sit; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl. The employee will require the physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction. The employee must frequently lift and/or move up to 10 pounds and occasionally lift/move up to 50 pounds. While performing the duties of this job, the employee will be exposed to outdoor weather conditions, work on job sites, travel to and from these locations, work in a typical office environment, and is occasionally exposed to construction equipment. The noise level in the work environment is usually moderate. The employee must be able to use a computer keyboard, and mouse, and must have hearing and visual ability to observe and detect emergency situations. The employee must have fluency in English both verbally and non-verbally and have a working knowledge of building codes and standard practices. The employee must be at least 18 years of age, possess a valid driver's license and carry the minimum essential insurance coverage as defined by the state. The employee must not have a record of a revoked or suspended license as determined upon review of the motor vehicle driving report or record in accordance with applicable law. Hours over and above normal office hours will occur, including evenings, holidays, and some weekends. Schedule is subject to change based on business needs.
