Assist the Operations Manager in the overall management of the M&E operations of One Raffles Place to surpass Grade A office building standards.

Responsibilities

Mechanical & Electrical

• Assist with the implementation of preventive and predictive maintenance program for all M&E systems and services and all its related works to ensure availability of services at optimum function at all times
• Assist with the administration of all contractual obligations for maintenance contracts including, facilities management, BMS/BAS, generator sets, replacement and improvement work
• Assist with the preparation of the budget (CAPEX & OPEX) for M&E systems
• Plan the procurement of contracts, services, parts and equipments
• Conduct, supervise and carry out inspections and follow up on replacement or rectification works
• Ensure contractors / vendors complete the repair and maintenance work within required timelines and standards
• Supervise and lead a team of outsourced service providers to ensure the day to day facilities management, maintenance of systems and services and the processes are consistently kept at high standard to support our operational requirements
• Support and execute facilities management programs for all M&E systems and services for the buildings
• Ensure all services, licenses, permits and contracts are renewed on a timely basis

Tenant Management

• Attend to tenant / public feedbacks & requests and to ensure follow up actions are carried out promptly
• Ensure tenants and contractors complies with all requirements as per fit out guidelines and reinstatement criteria
• Liaise with relevant departments and assist in repair and maintenance checks / schedules on M&E matters

Requirements

• Degree holder from a reputable institution, preferably in Engineering, Facilities Management or its equivalent
• Familiar with local Code of Practices, Building and Fire Safety Regulations
• Experience in the design and/or maintenance of M&E equipment and systems used in commercial buildings
• Good knowledge in Green Mark criteria and/or WSH-Bizsafe requirements will be an advantage
