  • This position is for a Senior Leasing Manager at Lansdowne Centre in Richmond, BC and is site-based***

About This Role

We seek a highly accomplished, seasoned professional who can communicate a positive image of our core values internally and externally. The Senior Leasing Manager shall behave like an ‘owner’ and carry out the roles and responsibilities that demonstrate creativity and resourcefulness in order to achieve desired results.

The successful candidate will be a great teammate, working alongside colleagues, providing input, and sharing ideas that achieve a common goal. This role assists the Vice President, National Leasing, REMS with day-to-day leasing transactions for Lansdowne Centre. The Senior Leasing Manager will ensure timely and effective delivery of leasing transactions (tenant solicitation, negotiation of new leases and renewals) within the portfolio under management approval processes and reporting requirements outlined by the Client and Corporate Objectives.

In this role

  • You directly support the Vice President, National Leasing, REMS with the Client regarding all relevant leasing decisions and detailed reports, including financial analysis and strategy recommendations.
  • Independently lead assigned transactions with oversight from senior members.
  • Maintain up-to-date transaction progress and data for Lansdowne Centre.
  • Prepare recommendations for senior management and the Client approval regarding lease transactions.
  • Actively engage in enhancing/establishing relationships with broker representatives in retail assets. Strengthen industry contacts and become familiar with industry trends.
  • Assist the Vice President, National Leasing, REMS in identifying and analyzing potential new opportunities and the strategic merchandising/tenant mix of Lansdowne Centre.
  • You possess strong interpersonal skills and are regarded as positive and collaborative, with a view to supporting team and corporate initiatives.
  • Must be able to think strategically, identify and analyze problems; take crucial actions and risks when needed.
  • Liaise with the Colliers Retail Leasing team.
  • You will exhibit a high level of initiative, be a self-starter, and have a strong work ethic and ability to work independently.
  • Provide input on Lansdowne Center with respect to the feasibility and availability of leasing in collaboration with and under the direction of the Vice President, National Leasing, REMS.
  • You will maintain up-to-date knowledge and understanding of the Richmond area and its demographics.
  • You will prepare and contribute to weekly/monthly reports and annual leasing budgets

What You’ll Bring

  • A minimum of 4-8 years of related retail leasing experience in the commercial real estate industry
  • Ability to build collaborative relationships with internal teams from various backgrounds and across functional areas to achieve goals. Has a Team-first attitude and can share and learn across functions.
  • Experience with new and renewal proposals, negotiation of all offers and assistance in the negotiation of leases in collaboration with the lease administration department, asset management and external legal counsel
  • Strong negotiating skills and excellent oral and written communication skills, in order to effectively communicate across all levels; internally and externally
  • An ongoing understanding of the real estate market in their respective regions, including lease rates, occupancy levels, recent transactions, development pipeline, and future trends
  • Ability to understand and advise on financial deal metrics, as well as preparation of all NER, budget and GROC analysis (for retail), as well as other financial calculations
  • Continuous commitment to understanding the commercial real estate industry, specifically Colliers stature in the local market.
  • Ability to deliver excellent customer service at all levels of the organization and with external partners, as well as strong leadership and communication skills.
  • Possess strong organizational, time management, and project management skills with a proven track record of working both independently and within a team environment.
  • Ability to take initiative, lead your responsibilities, and produce high-quality work with minimal direction.
  • Ability to thrive in a fast-paced and dynamic work environment, prioritize multiple demands, allocate time efficiently and meet tight deadlines
  • Ability to be flexible and adaptive to new insights, produce accurate and reliable work product
  • You are confident in your ability to support a team of commercial real estate brokers in order to improve deal velocity and support client leasing objectives.
  • Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages to a senior audience.
  • Demonstrated accuracy in inputting data and high attention to detail.
  • Exhibit a high level of professionalism and excellent communication skills.
  • Industry-specific certification and licensed in Real Estate Trading Services (multi-province an asset)
  • Valid Driver's license and access to a personal vehicle.

Bonus Skills And Experience

  • Minimum of 4 years of retail leasing experience
  • Property Management, Leasing and Asset Management Software (ie. Yardi).
  • Knowledge of Excel, PowerPoint and Word.

The Approximate Salary Range for this Role is $110,000.00 to $130,000.00, which will include an annual bonus as part of the compensation package.

Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canadian locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
