Overview

The Regional Maintenance Supervisor is responsible, under the general supervision of the Sr. Managing Director (Multifamily) for all phases of general repair maintenance, physical condition and preventative maintenance of assigned properties ensuring that the properties are maintained at all times in good physical condition with a stabilized fiscal operation. This position is the direct supervisor for the maintenance supervisors of various portfolios and requires someone who is passionate about taking care of the customer and promoting good teamwork.   

Essential Functions And Responsibilities 

  • Lead and model adherence to company policies and professional appearance for the maintenance team while providing guidance and mentorship to property-level maintenance supervisors and technicians
  • Approve timesheets, mileage, and expense reports, and maintain employee certifications
  • Track and analyze maintenance team performance using KPIs such as response times, make ready times, work order completion rates, and budget adherence
  • Conduct routine property inspections to ensure curb appeal and property integrity
  • Monitor adherence to OSHA and company safety protocols
  • Oversee timely unit turns, ensuring they meet marketing needs, and manage 24-hour on-call service requests
  • Monitor customer service through work order processing and Yardi reports, providing third-call backup and emergency support
  • Coordinate and maintain security systems, fire alarms, and emergency services for properties
  • Manage the preventative maintenance program, including inspections, repairs, and maintaining compliance with building codes
  • Procure bids for lawn care and snow removal services and ensure vendor documentation is up to date
  • Collaborate with Regional Property Managers, Property Managers, and ownership to plan and execute capital improvement projects. Oversee vendor selection, project timelines, and budget adherence
  • Manage maintenance and grounds equipment procurement, servicing, and supplier relationships
  • Control expenses within the budget, track expenses, and report on labor efficiency and trends
  • Ensure all purchases follow approval processes and maximize buying power through vendor relationships
  • Participate in process improvement meetings
  • Performs other assigned duties  

Qualifications And Requirements 

  • Minimum of five (5) years of professional Maintenance Supervisor experience
  • Superior customer service, communication skills, attention to detail, and ability to lift and/or move heavy objects up to 50 lbs. 
  • EPA certification required (Type II, III, or Universal)
  • Professional Certifications (e.g. CMRP or HVAC certified) are strongly preferred 
  • Reliable transportation, valid U.S. Driver’s License, and auto insurance are required
  • High school diploma or equivalent
