Job Description: As a Property Manager, you will be responsible for overseeing the day-to-day operations and overall management of a designated portfolio of properties. You will also take the lead in growing the company’s portfolio using your sales and marketing skills to connect with and cultivate relationships with property owners. Your primary objective will be to ensure the efficient and profitable performance of the properties under management, while maintaining high standards of customer service, owner-client retention, and tenant satisfaction.
Responsibilities:
Grow the portfolio of managed properties.
Develop and implement marketing strategies to attract owner-clients and cultivate current relationships with owners, investors, and other potential business partners.
Manage all aspects of property operations, including leasing, rent collection, maintenance, and tenant relations, using Rent Manager software.
Conduct regular property inspections and oversee necessary repairs and maintenance.
Develop and implement effective marketing and leasing strategies to attract and retain both owners and tenants.
Screen and select prospective tenants, negotiate lease agreements, and ensure compliance with rental policies and procedures.
Collect and analyze financial data, prepare budgets, and provide regular reports to stakeholders.
Address tenant concerns and inquiries promptly and resolve any conflicts or issues in a timely and professional manner.
Stay updated on local market trends, rental rates, and legal regulations to ensure compliance and optimize property performance.
Coordinate with contractors, vendors, and suppliers to ensure cost-effective and high-quality property maintenance and repairs.
Keep accurate records of all property-related activities, contracts, and correspondence.
Qualifications:
Bachelor's degree in Business Administration, Real Estate, or a related field (preferred but not required). Must be a licensed North Carolina real estate agent.
Proven experience as a Property Manager or in a similar role within the real estate industry.
Knowledge of property management software and tools.
Strong understanding of local and state laws and regulations pertaining to property management.
Excellent interpersonal and communication skills, with the ability to build and maintain positive relationships with tenants, clients, and team members.
Exceptional organizational and time management abilities, with the capacity to handle multiple tasks simultaneously.
Problem-solving mindset and the ability to make sound decisions under pressure.
Detail-oriented approach and strong financial acumen.
