Purchasing Manager
LHH is partnering with a company that has a passion for constructing and developing the highest-quality new homes in the Kirkland area. They are growing their local team and looking for an experienced Purchasing Manager to oversee all purchasing and vendor/subcontractor relationships.

About the Role
The Purchasing and Vendor/Subcontractor Manager will oversee the sourcing, contracting, and performance of vendors and subcontractors across various projects. Success in this role will be measured by the quality and reliability of vendor/subcontractor performance, adherence to project timelines, and satisfaction of internal team members. The role plays a key part in establishing and maintaining a trustworthy vendor network, ensuring consistent quality in execution, and supporting cost-effective project completions.
Responsibilities
Vendor/Subcontractor Management
- Build and maintain a network of qualified vendors and subcontractors to meet project needs.
- Oversee onboarding processes, ensuring contracts and compliance documents (e.g., licenses, insurance, W-9s) are in order.
- Track and evaluate vendor performance, including quality, safety, timeliness, and responsiveness.
- Act as the primary contact for resolving performance issues and disputes.
Purchasing and Contracting
- Prepare and issue purchase orders and subcontract agreements tailored to project needs.
- Negotiate terms, pricing, and scopes to ensure competitive costs without compromising quality.
- Track all commitments and change orders in a centralized system.
- Provide proactive contract administration support to leadership and development teams.
Reporting and Coordination
- Collaborate closely with development, accounting, and other internal teams.
- Provide regular updates on procurement status, vendor capacity, and project needs.
- Participate in coordination meetings to ensure alignment on vendor and subcontractor priorities.
Strategic Sourcing and Improvement
- Work with leadership to address gaps in vendor/subcontractor coverage and create strategies to fill them.
- Monitor material cost trends and the subcontractor marketplace.
- Enhance onboarding processes, contract templates, and purchasing standard operating procedures (SOPs).
Compensation and Benefits
- Base salary $80-110k depending on experience.
- Annual bonus based on individual and company performance.
