The Property Operations Manager will oversee both the pre-opening phase and ongoing management of residential properties. This key role will be responsible for ensuring the smooth setup of property operations during the pre-opening phase, including recruitment, training, and operational setup. Once the property opens, the manager will ensure effective day-to-day management, maintenance, and service delivery to provide an exceptional living experience for residents.

A. PRE_OPENING OPERATIONS

1. Lead the operational planning for the property’s opening, working closely with senior management, construction teams, and other departments to ensure all operational elements are ready on time.
2. Develop and implement standard operating procedures (SOPs) for all operational functions, including front desk operations, maintenance, housekeeping, and security.
3. Establish all necessary operational systems, such as property management software, booking systems, and maintenance tracking tools, ensuring they are ready for use upon opening
4. Develop and implement safety protocols and emergency response procedures for residents and staff, ensuring readiness before and after opening.
5. Collaborate with HR to organize the recruitment process for operational staff, ensuring that the team is adequately staffed with skilled and reliable personnel.
6. Oversee the onboarding process and provide comprehensive training for new hires, ensuring they understand all operational procedures and company policies.
7. Prepare operational teams for the opening, ensuring they are fully trained and ready to deliver high-quality service to residents.

B. PROPERTY MANAGEMENT

1. Once operational, manage all aspects of the property, including daily operations, maintenance, security, and common areas.
2. Supervise property maintenance teams to ensure timely resolution of issues and that the property is in excellent condition at all times.
3. Implement and maintain cleanliness and safety standards throughout the property, ensuring that all areas are well-kept and secure.
4. Oversee the work of contractors/ vendors (cleaning, security, pest control, landscaping,..) to ensure that all operational requirements are met prior to the property opening. After the property opens, manage ongoing vendor relationships, ensuring compliance with contracts and quality standards.
5. Conduct regular audits to ensure the property meets safety standards and insurance requirements.

C. RECRUITMENT & TRAINING:

1. Lead the recruitment and hiring of key operational staff, including front desk personnel, maintenance staff, housekeeping teams, and security personnel, ensuring that positions are filled with skilled professionals.
2. Implement a comprehensive training program for all new employees, focusing on property management standards, customer service, safety protocols, and company policies.
3. Foster a culture of teamwork, professionalism, and high customer standards within the property operations team.

SKILLS & QUALIFICATIONS:

• Bachelor’s degree in hospitality management, business administration, or related fields (preferred).
• At least 10 years of management experience in property management, hotel operations, or similar operational roles, with a focus on the pre-opening phase.
• Practical experience in property management, especially during the pre-opening phase or the launch of new properties.Industry knowledge and customer understanding.
• Understanding of the end-to-end business value chain and how the value chain operates.
• Recruitment, training, and staff development capabilities.
• Ability to understand in detail the operational systems and quality in each area (technical, security, cleaning, front desk, landscaping, etc.).
• Operational capabilities of systems, processes, and activities related to property management.
