We are seeking an Operations and Training Specialist to support the Regional Manager throughout TX traveling about 50% of the time. Most properties are within 1-2 hours travel in the Dallas/Ft. Worth and surrounding area. We are looking for someone that will oversee our property operational processes and lead our training initiatives in that region. This role will report to the Regional Vice President of Property Management and focus on improving efficiency, fostering a culture of continuous learning, and ensuring our team has the skills necessary to excel in their roles. Some examples of the job functions will include maintaining compliance and consistency, completing site reviews and file audits, completing recertifications, helping with lease ups, new hire training, etc.
Operations Management/Administrative:
- Provide a great level of customer service when dealing with residents, associates, and vendors.
- Communicate the status of projects and issues with Regional Manager regularly.
- Proactively look for potential problems/issues and develop solutions.
- Supports the Regional Manager by monitoring ledger accuracy, data analysis & budget training and support to improve rent collections and occupancy goals.
- Have an understanding and appreciation for the fact that we have a budget and guidelines so that we can continue to provide affordable housing opportunities.
- Fill in for an absent or vacant Community Manager to ensure our residents are taken care of.
Training and Development:
- Collaborate and implement training programs for employees at all levels including assisting with compliance issues recognized through reporting metrics.
- Coordinates & assists with onboarding and training of new hires on system functionality, workflows and compliance requirements.
- Follow each new hire’s Employee Success Plan and supplement training where needed.
Team Leadership:
- Mentor and guide operations staff with Pivotal Policies & Procedures.
- Reinforce goals and expectations set forth by the Regional Manager/RVP.
- Foster a positive learning environment and promote professional growth.
- Encourage collaboration and communication within the team and across departments.
Compliance and Standards:
- Responsible for staff adhering to all fair housing laws.
- Responsible for ensuring that the compliance files are in order and are accurate.
- Responsible to understand the LIHTC (Low Income Housing Tax Credit), HOME, RD, and HUD (Housing and Urban Development) rules as it applies to the property.
- Prepare recertification paperwork and send verifications, complete full lease renewals, addendums, and TICS as applicable to the project.
- Continue to keep current on LIHTC changes.
Successful candidates will have:
- 4+ years of property management experience, specializing in Tax Credit
- Leasing experience. Lease ups a plus!
- Must understand LIHTC (Low Income Housing Tax Credit), HOME, RD, and HUD (Housing and Urban Development) rules as it applies to each property.
- Exceptional communication and customer service skills
- Curiosity, critical thinking, and problem-solving skills
- Prior experience with YARDI preferred
