Summary

**Note, we are currently looking for a Property Manager in the Virginia, Maryland and Washington DC area. While this role is primarily remote, we would look for this employee to visit all local properties weekly and out-of-town properties a minimum of three (3) times per year.


POSITION SUMMARY:

The Property Manager will be responsible for the day-to-day management and operations with a core focus of world-class customer service to our tenants. They will also lead, manage, and hold the Assistant Property Manager accountable as a direct report.

TASKS AND RESPONSIBILITIES:

  • Review asset business plans to understand short-and long-term goals associated with the property and plan accordingly
  • Development and execution of annual property budgets and 5-year Capital Expense plans
  • Scope, bid, negotiate, award and issue service / project contracts in accordance with procedure
  • Provide exceptional white glove customer service to tenants
  • Manage vendors to ensure maximum performance and service levels are being met per contract
  • Work with construction Project Manager as needed for planned capital and tenant improvement projects
  • Be available to travel to new assets as part of the Strikeforce team (along with asset management, leasing, and construction) to initially evaluate and provide feedback regarding condition of the property
  • Visit all local properties weekly and out-of-town properties a minimum of three (3) times per year to ensure that assets are in a first-class condition and document each visit per established process
  • Consistently visit tenants to maximize Landlord / Tenant relations and lease renewals
  • Conduct property tours with lenders and prospective tenants
  • Review third-party inspection reports and take/recommend corrective action where needed
  • Provide 24/7 availability for tenant or property emergencies
  • Review insurance reports to ensure that all vendor certificates of insurance are current
  • Approve vendor payables regularly to ensure timely payment and dispute invoices with vendor if anomalies occur in vendor billings v. contract
  • Assist Accounts Receivable Specialist, as needed, to maximize collection efforts and leverage tenant relationships
  • Review work order reports to ensure that tenant work requests are completed per best practices and understand if correction/follow up is necessary
  • Knowledge of accrual-based accounting
  • Knowledge of CAM, Real Estate Taxes, and expense pools
  • Review income statements monthly and provide variance explanations pursuant with established thresholds and by the monthly close schedule
  • Provide alternatives to mitigate variance overages whenever possible and continuously drive NOI
  • Issue insurance incident reports in conjunction with policy
  • Manage direct reports in accordance with company policies in an equal manner that ensures high level confidentiality
  • Lead and mentor staff to improve skillset and career potential
  • Perform other duties as assigned


KNOWLEDGE, SKILLS AND REQUIREMENTS:

  • Bachelor’s degree in business or related field or proven industry experience will be acceptable in lieu of Bachelor’s degree
  • CPM, RPA, or other property management designation a plus
  • Minimum 2 to 3 years of commercial property management experience
  • Knowledge and experience of MRI, Nexus, and ID Plans or other Property Management software
  • Data compilation and analysis
  • Financial analysis knowledge and experience
  • Project management experience a plus
  • Effective verbal and written communication skills
  • Demonstrated ability to manage multiple priorities and deadlines
  • Ability to work extended hours, weekends, and holidays pursuant with industry demands
  • Willingness to travel


WORK ENVIRONMENT:

Includes both a typical office or home-based office environment, with minimal exposure to excessive noise or adverse environmental issues, and regular local and/or overnight travel, including exposure to heat, cold, and inclement weather conditions. Mode of transportation for travel typically will include automobile and plane.


PHYSICAL REQUIREMENTS:

Ability to sit for prolonged periods of time.
