We are seeking a highly motivated Property Manager to play an integral role as a leading member of our team with responsibilities for overseeing office properties in San Francisco.


The Property Manager position represents an exciting opportunity to play a leadership role within a successful boutique real estate advisory and management firm. Key aspects of this role include financial management and reporting, overseeing all aspects of building operations, and play a central role in managing important tenant relations as well as finding creative solutions to strategically position assets.


Essential Duties and Responsibilities:


Operational

  • Develop and maintain strong relationships with clients, tenants and vendors to ensure we are effective in reaching overall organizational goals.
  • Effectively manage day-to-day operations, coordinate with tenants and building staff to resolve problems promptly.
  • Implement creative and positive engagements with tenants to maintain a high-level of customer service and ensure a superior customer experience.
  • Implement new technology systems to improve building operations and overall customer interaction experiences.
  • Participate in all aspects of tenant improvement and building capital projects.
  • Provide oversight of maintenance contracts and repair proposals to ensure performance standards, efficiency and pricing meet client and property budget goals.
  • Work with leasing staff to ensure that leasing and marketing goals are achieved.
  • Develop business relationships through membership and participation in professional, industry-trade and civic organizations.


Financial/Administrative

  • Oversee preparation of client financial reporting and ensure best of class accounting practices.
  • Ensure rents are collected and expenses are paid in compliance with lease terms.
  • Develop and control annual budgets for operating and capital expenditures.
  • Monitor and approve expenses to ensure cost effectiveness and compliance with property budget parameters.
  • Reviews tenant rent and Common Area Maintenance (CAM) recovery charges to ensure accuracy.
  • Oversee preparation of monthly and quarterly financial reporting.
  • Prepare lease abstracts and ensure tenant and accounting data is maintained for accuracy based on lease agreements.
  • Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts.


Position Requirements:

  • 4+ years of related work experience in commercial property or asset management.
  • Comprehensive understanding of the reconciliation process for CAM, insurance and real estate taxes, and lease terms.
  • Motivated self-starter willing to challenge themselves in an entrepreneurial environment.
  • Strong organizational skills with ability to prioritize and manage multiple tasks in a timely manner.
  • Bachelor’s degree required with business or real estate concentration preferred.
  • Highly analytical and detail oriented with strong communication skills.
  • Strong knowledge of Yardi, MS Excel and MS Word.


Certificates and/or Licenses:

  • Active California Department of Real Estate license required.
  • CPM or RPA professional designation or candidacy preferred.
