Coordinate and supervise the services and work of the Project Parties (Architect, Contractor, Consultants, Engineers, and Professionals)
Keep Owner appraised of the progress of the Project relative to budget and schedule.
Act as Owner’s designated representative
What You’ll Do:
Preconstruction Services
Assist in quality assurance of the design documents
Assist in the Project budget development
Assist in the review and finalization of the Contractor’s GMP Package
Assist Owner and Architect in obtaining required permits
Management of Utility Relocations
Construction Services
Monitor and measure progress of work completed against Project Schedule
Monitor schedule milestones.
Review of Contractor’s material procurement log.
Manage changes and claims made by the Contractor.
Provide rough order magnitude estimates for potential cost impacts.
Contingency forecasting.
Development and maintain the Owner’s PCO Log.
Management of Owner’s hard cost budget software/system.
Review of Contractor’s logs for buyout and allowances
Assistance with reviewing Contractor’s Application for Payments
Participate in OAC Meetings
Monthly CMa Reports
Monitor and assist Owner and Architect in the submittal and RFI reviews.
Monitor and manage any required testing and special inspection services.
Review architect’s design changes (Addendums, ASIs, PRs and or CCDs)
Focus on Quality Control
Walk with Owner representatives upon project visits.
Coordination with Consultants, Architect on Record, and Engineers upon projects visits.
Coordination with local utilities for new services.
Management of temporary leasing office buildout.
Management of Owner FF&E Scopes of Work
Assistance with Punch Management
Management of Project closeout procedures

Other duties as assigned
Who You Are:
Bachelor’s degree in construction management, Civil Engineering, or related field is required.
Minimum 8 years' experience in construction industry with commercial and/or large scale residential construction manager or general contractor is required.
Experience managing large scale projects and subcontractors is required.
30 Hour OSHA Certification is preferred.
Understanding of means and methods of construction.
Understanding of how to effectively manage construction staffs to achieve high levels of productivity that meet or exceed industry norms.
Ability to work under tight time and pressure demands.
Ability to effectively multi-task.
Strong pro-active problem-solving skills.
Ability to foster and maintain a team environment where all members are working toward a common goal.
Work Environment and Physical Demands:
Primarily indoor / office environment however does require some travel for regular jobsite visits to maintain a working knowledge of the project status.
Must be able to visit projects in all types of weather
Must be able to work in a dusty, construction environment while on jobsites.
Must be able to climb stairs and ladders.
Must be able to use close and distance vision.
Must be able to read, write, and speak English language to effectively communicate with others in the office and on the worksite.
