Title: Project Manager

Job duties: Oversee multiple construction projects simultaneously charting out the project objectives and plans, setting performance requirements. Perform a key role in project planning, budgeting, and identification of resources needed. Prepare project budget, assist with subcontractors to define the scope, manage the buyout process and negotiate and finalize contract terms. Coordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors. Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the sub-contractors. Maintain strict adherence to the budgetary guidelines, quality and safety standards. Ensure project documents are completed accurately and timely. Development of effective communications and mechanisms to resolve conflict among participants. Responsible for schedule, RFIs, submittals, change orders, monthly billing and WIP schedules. Project accounting functions including managing the budget, tracking, minimizing exposure and risk in the project. Ensure that construction activities move according to predetermined schedule. Devise the project work plans and make revisions as and when need arises. Identify the elements of project design and construction likely to give rise to disputes and claims.
Requirements: Must have Master's degree in Construction Management or related. Must have 3 years of experience as Project Engineer or related. Must have 3 years of experience in the following: commercial construction projects, working with OSHA regulations and safety standards, working on projects utilizing the Building Information Modeling processes to digitally coordinate Mechanical, Electrical, Plumbing, Structural and Architectural systems. In the alternative, employer will accept a Bachelor's degree in Construction Management or related, 5 years of experience as Project Manager or related, 5 years of experience in the following: commercial construction projects, working with OSHA regulations and safety standards, working on projects utilizing the Building Information Modeling processes to digitally coordinate Mechanical, Electrical, Plumbing, Structural and Architectural systems. Must have 2 years of experience with the following: directly managing a team of Construction Management or General Contractor Personnel, and utilizing cost forecasting and WIPS reporting. 1 year of experience with historic adaptive re-use projects in project management with a commercial general contractor and working with Excel, Project, Oracle P6, Procore, and Bluebeam. Participation in at least one project in project management role for a commercial general contractor with a total project value in excess of $60M. Participation in at least one project in project management role for a commercial general contractor for a nonprofit client. Must be willing to travel 15% of the time to project sites located in the Southeast United States (i.e. Florida, Georgia, North Carolina, South Carolina, etc.).
