Summary

Our client, a major NYC Real Estate owner/developer with a massive Class-A portfolio, is seeking a Project Manager to help oversee complex residential construction projects from pre-construction through closeout. The ideal candidate will bring a strong background in residential construction, with demonstrated success managing large-scale capital expenditure (CapEx) projects, adaptive reuse developments, or similarly complex scopes.


Key Responsibilities:

  • Oversee the full management and administration of assigned projects, setting project-specific goals, strategies, and policies.
  • Ensure all phases of the project are executed according to design plans, within budget, and on schedule.
  • Serve as the primary point of contact with department leaders, designers, and contractors regarding budgets, timelines, RFIs, submittals, logs, deliveries, and construction progress.
  • Assist in creating detailed project timelines, budgets, RFPs, and cash flow forecasts.
  • Evaluate proposed scope adjustments and change orders against the approved project budget.
  • Manage approvals, permits, and all supporting project documentation.
  • Review contractor schedules and develop two-week lookahead plans aligned with the overall project timeline.
  • Request, review, and organize contractor and subcontractor payment applications and requisitions in line with the agreed-upon schedule of values.
  • Track project progress using internal project management software (such as Yardi, Procore, etc.).
  • Prepare and deliver regular progress reports on all aspects of the project.
  • Conduct regular meetings with contractors and consultants to address performance, scheduling, and payment issues.
  • Monitor construction activities to ensure projects stay on track, within budget, and meet the highest quality standards.
  • Lead the complete project closeout process, including punch list completion, equipment commissioning, securing TCOs, handoffs to engineering and management, document archiving, and managing warranties and municipal approvals.


Qualifications & Requirements:

  • Minimum 8 years of construction experience, particularly with Manhattan luxury rental projects and/or office-to-residential conversions.
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience) preferred.
  • Strong knowledge of working with city and state agencies, including DOB, DOT, DEP, LPC, and others.
  • Demonstrated expertise in creating and managing both project budgets and schedules.
  • Skilled at managing multiple projects simultaneously.
  • Experience supervising vendors and contractors to ensure adherence to quality and timelines.
  • Hands-on experience with a variety of project types, including office-to-residential conversions, apartment renovations, lobbies, amenity spaces, outdoor areas (plazas, rooftops, terraces), parking structures, and façades.
  • Proficiency with MS Office, Microsoft Project, and project management tools; experience with Yardi and Procore is a plus.
