Summary

General Responsibilities

  • Provide direct management of the construction project and supervise the project team to ensure completion of the project on time and on budget
  • Promote healthy relationships with the ownership team and consultants
  • Update Project Executive on the status of the project and performance of project team

Project Manager Responsibilities

  • Lead the project team in the management of the project in accordance with company policies and contractual obligations
  • Review and understand the project pre-construction planning and documentation
  • Review the executed general contract agreement to fully understand and comply with all contractual terms and obligations between owner and contractor
  • Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
  • Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
  • Support the purchasing department with direct involvement in the buy-out process to maximize profitability and completeness of subcontractor scopes while assembling the best project subcontractor team as quickly as reasonably possible
  • Become intimately familiar with all project plans, specifications and project requirements
  • Work with project superintendent in the creation, management, updating and reporting of the construction schedule through project completion
  • Monitor achievement of project schedule milestones and report delays to the owner
  • Provide oversight of Project Engineer in scheduling and monitoring the submittal process and material procurement
  • Work with Project Engineer on the timely and accurate preparation of monthly payment applications and pursue timely payments by the owner
  • Provide oversight of project RFIs
  • Oversee all change management processes with the help of the Assistant Project Manager or Project Engineer
  • Conduct weekly project team meetings
  • Attend and contribute to all project OAC meetings managing the project team in updates of various tracking documents
  • Review project daily reports on regular basis for completeness and timeliness
  • Support the Superintendent in the quality assurance and quality control (QA/QC) of all project installations
  • Provide oversight of project final inspections and close-out
  • Monitor and audit project team correspondence with the owner, lender, consultants and subcontractors
  • Provide oversight of project staff in public agency coordination and permit applications
  • Monitor the accuracy and timely delivery of required project deliverables in accordance with contract requirements
  • Promote the maintenance of a safe work environment and adherence to all company safety policies in conjunction with the project team and company Safety Coordinator

Supervisory Responsibilities

  • Mentor and supervise project team and project staff members
  • Monitor and manage project staff workloads to maintain efficient productivity
  • Support the recruitment and interviewing of potential new project staffing candidates as necessary to ensure achievement of project goals and company objectives
  • Promote accountability and responsibility of all project staff members in adherence to company policies and procedures
  • Motivate and coach project teams and staff to continually improve performance and respond to customer needs
  • Review and monitor project team performance and conduct periodic performance reviews and develop performance improvement plans as necessary
  • Carry out supervisory responsibilities in accordance with the company's HR policies and applicable laws

Qualifications

  • Minimum 10 years of construction project management experience; public works experience preferred
  • High school diploma or equivalent
  • College level courses in construction management related curriculum or bachelor's degree in construction management or business related major preferred
  • Detailed knowledge of the building industry
  • OSHA 10-hour and CPR/First-Aid certifications
  • Valid CA driver's license is required
  • Competency with Microsoft Word, Excel, Outlook, Procore, or other construction project management software

Skills

  • Read, write and communicate fluently in the English language
  • Understand and perform basic mathematical functions including equations, fractions, percentages, ratios and fundamental geometry, and apply these concepts as necessary to analyze company-wide situations

Work Environment

  • Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used
  • Regularly traverse project sites, including the interior and exterior of buildings, while under construction
  • Periodically travel to company office
  • Periodically travel to visit clients, partners, vendors and consultants as required
  • Travel to other construction job sites on as-needed basis
  • Travel to meetings at off-site locations as required
  • The physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions)
  • Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehicles
  • This is a full-time exempt management position for which occasional evening and weekend work may be required as job duties may demand
