We're currently seeking a Development Project Manager to join our Headquarters team!
In this role you will lead the coordination and execution of new store development projects, working closely with the Store Development team and other stakeholders. This role involves managing the entire development process, from initial project conception through entitlements, design development, construction documentation, permitting, and ultimately securing all necessary approvals for construction.
Key responsibilities include soliciting, reviewing, and executing contracts with architects, engineers, and other consultants critical to the successful planning, design, and construction of new projects. The Development Project Manager will coordinate with consultants to process needed entitlements and will lead the permitting process including reviewing construction documents to ensure they meet company standards and lead coordination between all parties involved.
The ideal candidate will have a proven track record of managing multiple projects and consultants, as well as expertise navigating the entitlement and permitting process. They will excel at meeting milestones and deadlines, delivering fully permitted projects on time, and maintaining regular communication with stakeholders throughout the project lifecycle.
What you will do:
* Work closely with internal design and real estate teams to develop conceptual designs
* Coordinate with outside design professionals for engineered drawings and specifications required for entitlements, permitting and construction.
* Solicit, review and execute contracts with consultants and other professional critical to development projects
* Coordinate with vendors for equipment drawings and specifications
* Lead and manage project consultants to ensure all deliverables, including drawings and specifications, are prepared accurately and timely
* Evaluate local code requirements and permitting processes, scheduling project milestones accordingly
* Lead the entitlement process, including preparing applications and coordinating with Authorities Having Jurisdiction (AHJs)
* Present to public bodies to obtain land use approvals and identify opportunities to expedite entitlements and permitting processes
* Track and review communication and comments between municipalities and design consultants
* Oversee coordination efforts among consultants, vendors, municipalities, and other stakeholders to ensure timely communication and adherence to schedules
* Review Project documents for accuracy and compliance with company standards
* Track project status and prepare weekly status reports for stakeholders and the Development team
* Manage the timely submission and processing of construction documents to municipalities as needed for permitting
* Perform additional duties as assigned
How you will shine:
* Bachelor's degree in real estate development, planning, civil engineering, architecture, or equivalent experience
* Minimum 4 years of experience in commercial real estate development, architectural or engineering design/project management, or similar field
* Familiarity with construction documentation requirements for commercial projects
* Proven working knowledge of the design, permitting, and entitlement process for commercial real estate development
* Ability to confidently represent Mister Car Wash in public hearings
* Proficiency with Microsoft Office, Bluebeam, Procore, and project management systems such as Microsoft Project; experience with AutoCAD is a plus
* Exceptional written and verbal communication skills, with strong time management, problem-solving, and interpersonal abilities
* Highly organized with the ability to manage multiple tasks, deliverables, and competing deadlines effectively
* Hardworking and driven, with a sense of urgency to achieve key objectives
* Willingness to travel as needed - approximately 5-10%
* Experience in the car wash industry is a plus
