Sevan Multi Site Solutions is a veteran owned business that provides construction program management real estate & site development and architecture & engineering services for restaurant grocery fuel and convenience store retail and government sectors nationwide We work with leading brands like McDonalds Starbucks Sprouts and BP to name a few At Sevan we provide the talent technology and trusted expertise needed to consistently deliver excellence in multi site construction Sevan is an INC 5000 Fastest Growing Company Great Places to Work 2024 2024 HIRE Vets Gold Medallion Award Best Places to work in Chicago 20 21 22 23 Best Places to Work in Construction 2023 Summary The Project Manager works as part of a Project Management team and is responsible for client project and program delivery including pre construction services bid permit and schedule construction oversight construction change orders invoicing and punch lists and project closeout Travel is required 30 50 on an as needed basis up to and including weekly site visits and on site project management of construction activities Essential Duties and Responsibilities Directs and coordinates the activities of project team to ensure project progresses on schedule and within budgetProactively communicates project related issues directly with Superintendent Senior Project Manager Project Executive or Operations DirectorExamines construction documentation including drawings schedules submittals shop drawings detail build sheets and scopes to ensure completeness and accuracyReviews bid results specifications test and progress reports as required to ensure an intimate understanding of the project schedule financial status and onsite development With the Superintendent supports manages and monitors the work in the field throughout the entire duration of the project Diligently manages change orders to projectsFollows established standards and procedures for project reporting and documentationPrepares and provides weekly status reports for projectsProactively identifies and solves or elevates project issues related to cost schedule safety or qualifyRepresents the company in project meetingsDevelops and maintains relationships with clients potential clients subcontractors and vendors to help develop new opportunitiesSite Logistics The procuring qualifying and management of subcontractors and supply vendors the management of insurance requirements the creation and implementing of a logistics and site management planProject controls Submittal management RFI management change management management of daily project reporting and management and facilitation of OAC project meetingsScope Development Review and acceptance of shop drawings and maintaining document controlProject Scheduling Project schedule creation and maintenance management of a 2 week look ahead and the establishingmanagement of critical path logicProject Finance Project financial management the reviewapproval of direct costs the management of certified payroll construction schedule of values reviewing and approving of pay apps development and submitting of a pay app and the reviewing and approving of lien waiversEstablishing and implementing a quality management plan The scheduling and management of testing & inspections the reviewing of submittals and mockups the conducting of quality inspections and reportingSafety Management The conducting of safety reporting conducting of toolbox talks incident and near miss reporting and the completion of OSHA 30 CertificationProject Closeout Managing as builts creating work to complete lists and closeout schedules submit for Certificates of Occupancy and Substantial Complete Conducting Punch Walks completion reports unconditional final waivers consolidating and presenting O&M manuals to the owner and warranty program managementOther duties as assignedQualifications Minimum 4 year degree in an accredited construction related program or equivalent;
