JOB SUMMARY
The Project Development Manager is responsible for overseeing project profitability and managing the full cycle of the project development process, including feasibility studies, project design & planning, project launch & implementation, turnover to clients and set-up of property management operations. The PDM champions project success by leading and working with his / her partners from Design & Construction, Finance, Sales, Marketing, Permits & Property Management to ensure the timely accomplishment of milestones.
KEY RESPONSIBILITIES
1. PROJECT INCEPTION
· Gather data necessary for competitor and market analysis
· Analyses competitor and market data and recommends project concept and pricing
2. PROJECT PLANNING
· Recommends ideas for project conceptualization such as product mix and sizes
· Assists the Permits Group should there be problems in the acquisition of permits and licenses
· Conducts financial analysis and comes up with a special template should the need arise
· Spearheads project launching and uploading
3. PROJECT IMPLEMENTATION
· Monitors project budget
· Monitors Sales and Marketing budget
· Analyze budget data across multiple projects to determine how to minimize the overall costs of the cluster effectively
· Overseas Sales and Marketing activities
· Ensure timely construction progress
· Attends to all sales-related inquiries to ensure a smooth booking process
· Analyses and recommends strategies to move the project inventory
· Inventory Management
· End-to-end Real Estate Cycle
· Can handle a one-man-show PD works
4. PROJECT TURNOVER
· Monitors turnover and acceptance rates of units to clients
· Assists in ensuring units are turned over timely and in acceptable condition
