Summary: Under the direct supervision of the Executive Vice President of Portfolio Operations, the Project Analyst is responsible for implementing, managing, and maintaining ongoing projects, conducting research and analysis, and supporting communication and financial data flow between the properties and the corporate office. The Project Analyst also supports the Director of Property Management and Associate Director of Commercial and Property Management Supervisory Team, as necessary.
Key Duties and Responsibilities:
- Coordinates monthly property financial data collection, prepares and distributes operating reports, and analysis
- Create, train, and distribute the annual property budgets
- Serves as the primary liaison between property management staff and the accounting and asset management departments, ensuring effective communication, maintaining data accuracy, and upholding data integrity.
- Conducts cross-portfolio analysis of expenses of comparable properties
- Identify unfavorable budget variances monthly and present them to the leadership team
- Identify favorable and unfavorable revenue conditions for leadership reviews
- Complete and present budget trend analysis monthly and quarterly
- Review and prep investor quarterly data for the asset management team
- Assists the Director and Associate Director with collecting expense information used to create stabilized operating budgets for the Real Estate Development team
- Processes monthly property centralized invoices, as needed
- Assists the Director of Property Management, the Associate Director of Property Management, and the Compliance Manager with special projects as assigned
YARDI SYSTEMS SUPPORT AND MAINTENANCE
- Provide ongoing assessment and development of Yardi to identify any opportunities for process improvement and implementation as needed
- Set up new properties on Yardi, correct and update changes of the portfolio in order to comply with regulations from Low Income Tax Credit, HOME, Section 8, as well as from other funding agencies and regulatory authorities
- Provide guidance and support to users by problem-solving on Yardi
- Prepare training manual, and provide group/individual training to staff who needs assistance in using Yardi
- Direct Property Operations Administrative Assistant to correct ledgers and update rent charges for all properties, as needed
- Monitor users’ activities and performance on Yardi to ensure month-end procedures are followed
- Coordinate with Yardi Support Service in the development of custom reports and/or modified reports
- Perform other duties in relation to Yardi software.
Required Knowledge, Skills & Abilities:
- Ability to take initiative, work independently, and follow instructions with minimum supervision
- Excellent organizational skills and attention to detail
- Sound judgment, excellent assessment and problem-solving skills
- Ability to prioritize and manage multiple projects
- Ability to interface effectively with all members of staff
- Excellent interpersonal and communication skills, both verbal and written
- Ability to work with, and sensitivity to, a diverse, low-income, multi-ethnic population
Minimum Qualifications:
- Two-year college degree
- High school-level algebra and statistics
- One year of system integration experience such as producing reports from cross-platform data
- Advanced knowledge of MS Office Suite and Windows
- Advanced MS Excel and Word experience
- Three years of work experience in a similar capacity
Preferred Qualifications:
- Four-year college degree
- Advanced knowledge of Property Management software systems (Yardi)
- Knowledge of Accounting Software (Salesforce, Wikispace, Smartsheet, Dropbox, and Google Docs)
- Work experience in a similar industry
Salary Range :
$75,000 - $105,000 annually
