Description
Position Summary:
The Production Manager is responsible for leading all facets of construction through the full project lifecycle, from pre-construction through project closeout. The primary areas of responsibility include scope management, schedule management, cost management, quality management, resource management, communications management, risk management, procurement management and stakeholder management. The ideal candidate is a strategic thinker with a hands-on approach to construction management and a passion for delivering high-quality projects on time and within budget.
Essential Job Responsibilities:
* Works with both internal and external stakeholders to define project scope, goals and deliverables.
* Establish and maintain varying communication channels that foster an exceptional client experience.
* Builds and maintains strong relationships with clients, property owners and internal stakeholders.
* Ensure construction activities meet or exceed company quality standards and client expectations.
* Serve as primary point of contact for all project-related communications.
* Conduct regular site inspections and quality assurance reviews with internal and external stakeholders.
* Immediately identify and correct quality issues with corrective actions as needed.
* Works with direct supervisor to develop and manage detailed project plans and scopes of work.
* Responsible for monitoring and controlling scope changes through a formal change management process working directly with Matrix and client stakeholders.
o Responsible for identifying and creating change orders as required.
* Responsible for creating and maintaining a comprehensive construction schedule for all assigned projects.
o Proactively identify possible project delays and work to resolve them.
o Establishes and communicates subcontractor and vendor schedules to align with defined project timelines.
o Identify required internal and external resources required for successful project completion and allocate appropriately.
* Responsible for management and procurement of subcontractors, vendors, materials and supplier labor teams to ensure project schedules and budgets are met.
o Works with other functional leaders to negotiate buyouts for labor and materials.
o Maintain adequate staffing levels to meet project milestones.
o Works with other functional areas to develop and manage project budgets and buy-outs to ensure cost control measures are in place.
o Oversee procurement of materials, equipment and labor on all projects assigned.
o Manage vendor relationships and ensure timely delivery of goods according to project schedules.
* Provides ongoing costs to complete reports on all projects assigned to ensure budgets and margins are in line with project goals and expectations.
* Responsible for reviewing and approving invoices on all projects assigned.
* Participates in regular project meetings and distributes project updates to internal and external stakeholders.
* Prepare and deliver regular progress reports and documentation on all projects assigned.
* Identify project risks and develop mitigation strategies.
* Ensure compliance with company safety protocols and regulatory requirements.
* Perform monthly job site safety surveys on all projects assigned.
* Perform other duties as necessary or assigned.
Requirements
Required Job-Related Specifications:
* Intermediate experience with Microsoft Office projects required.
* Intermediate experience with Sage or other project management platforms preferred.
* Experience with Microsoft Project preferred.
* Ability to remain flexible as specific assignments change.
* Ability to work with a variety of personalities.
* Fluency with conversational Spanish is a plus.
* Demonstrated good judgment and decision-making ability.
* Excellent communication skills, both written and verbal.
* Ability to follow instructions from supervisor.
* Must be able to work independently with little supervision while achieving goals and objectives set forth by supervisor.
* Must demonstrate good critical path thinking and problem-solving skills.
* Must be willing to travel locally to multiple jobsites within the course of the business day when needed.
Education, Experience and Certifications:
* High School degree or equivalent is required.
* College degree is preferred.
* PMP certification is preferred.
* At least three (3) years' experience in construction project management is required.
* Experience in multi-family is preferred
* Valid Driver's License is required.
Physical & Other Requirements:
* Must be able to lift to 50 pounds.
