Summary

We are seeking an experienced Preconstruction Manager to join our commercial construction firm specializing in warehouse and industrial projects. This role is critical in ensuring the successful planning, budgeting, and coordination of projects prior to construction. The Preconstruction Manager will work closely with clients, architects, engineers, and subcontractors to deliver high-quality preconstruction services that align with project goals and timelines.


Key Responsibilities:

Project Planning & Coordination

  • Lead preconstruction efforts from project initiation through Guaranteed Maximum Price (GMP) development.
  • Collaborate with internal teams and external stakeholders, including architects, engineers, permitting agencies, and subcontractors.
  • Oversee site selection, scope development, and design coordination for industrial facilities.

Estimating & Budgeting

  • Prepare conceptual budgets for warehouse and industrial projects.
  • Develop detailed estimates for schematic designs, design development drawings, and construction documents.
  • Monitor design scope changes affecting budgets or schedules and advise clients on necessary adjustments.

Bid Administration

  • Solicit bids from subcontractors and vendors, ensuring proper coverage on bid day.
  • Prepare bid packages and transmit updates such as addenda to subcontractors.
  • Evaluate proposals to ensure compliance with project requirements.

Risk Management & Value Engineering

  • Conduct constructability reviews to identify potential risks and solutions.
  • Lead value engineering efforts to optimize cost efficiency without compromising quality or functionality.

Client Communication

  • Maintain strong relationships with clients by providing regular updates on preconstruction progress.
  • Prepare presentations for project stakeholders detailing budgets, schedules, and technical solutions.

Team Leadership

  • Manage preconstruction staff to ensure contract requirements are fulfilled.
  • Coordinate turnover meetings with project management teams to ensure smooth transition from preconstruction to construction phases.


Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Minimum of 5 years of experience in preconstruction or estimating roles within commercial construction.
  • Proven experience managing commercial and/or industrial construction projects $10M-$100M
  • Tilt up construction experience is a plus
  • Must have knowledge of design/build
