GENERAL STATEMENT OF JOB
The Pre-Construction Manager is responsible for leading the estimating function for commercial paint and drywall projects in commercial construction with a primary focus on multifamily construction. This leadership role is accountable for delivering accurate, competitive bids, mentoring a growing team of estimators, and driving the continuous improvement of estimating processes. The position serves as a critical link between business development, field operations, and executive leadership—ensuring the company wins profitable work and is operationally prepared to execute it at a high level.
Supervisory Responsibilities
- The Pre-Construction Manager will play a vital leadership role in our Estimating Department — personally managing key project estimates while mentoring and supporting a growing estimating team.
- Set performance goals and conduct regular performance reviews for estimating staff.
- Recruit, hire, and onboard new estimators as needed to support growth.
- Drives accountability and alignment to meet operational and branding objectives
Essential Job Functions
- Lead and manage the estimating department, ensuring accurate and timely bids for commercial paint and drywall projects.
- Prepare detailed estimates for key projects, ensuring full scope of coverage and targeted profitability.
- Serve as a strategic partner to Business Development, Project Management, and Field Leadership to align bid strategy with operational execution.
- Mentor and train junior estimators, fostering a culture of ownership, accuracy, and accountability.
- Implement and improve estimating workflows, tools, and templates to increase speed and consistency.
- Collaborate with field and project management teams to ensure seamless handoffs from pre- construction to execution.
- Review bid documents and clarify scope ambiguities to mitigate risk exposure and ensure comprehensive bids.
- Build and maintain strong relationships with general contractors, suppliers, and subcontractors.
- Stay informed on market trends, construction methods, material pricing, and labor rates relevant to our trade scopes.
- Participate in pre-bid meetings, job walks, and proposal presentations as needed.
Education, Experience And Training
- 5–7+ years of commercial construction estimating experience, with a strong focus on paint and/or drywall.
- Experience working for a specialty contractor (paint/drywall) or commercial general contractor.
- Strong preference for experience in multifamily construction.
- Prior experience leading or mentoring estimating teams.
- Proficiency with estimating software (Bluebeam, OST, PlanSwift, or equivalent) and Microsoft Excel.
- Ability to read and interpret construction documents, specs, and architectural plans.
- Excellent time management, analytical, and communication skills.
- Proven ability to manage multiple bids concurrently and deliver under tight deadlines.
Mental And Physical Requirements
- Ability to maintain focus and productivity in a sedentary role for extended periods (approximately 75% of the time).
- Regularly operate computers and office machinery with precision and efficiency.
- Physical ability to navigate multi-level workspaces, including ascending and descending stairs as needed.
WORKING ENVIRONMENT AND CONDITIONS
- Primarily an office-based role, with extended periods of work at a desk and computer.
- Occasional travel to on-site locations to oversee operations or represent the organization.
- Must be able to lift and carry materials up to 15 pounds as required.
- Valid driver’s license and insurable with company insurance policy
TOOLS AND EQUIPMENT
- Computer, smartphone, CRM platforms, forecasting software, Microsoft Office Suite, and presentation tools (experience with Procore, Buildertrend or similar platforms)
