  • Hours: 40 hours per week
  • Responsibilities: Oversee 1 buildings with a total of 37 units
  • Compensation: $18.00-$22.00 per hour
  • Housing: Must be willing to live onsite

Job Summary

We’re seeking a reliable, hands-on On-Site Property Manager/Maintenance to oversee the day-to-day operations of a 37-unit apartment community. This hybrid role combines traditional property management duties with routine maintenance and upkeep, making it ideal for someone who is both organized and mechanically inclined. The ideal candidate will take pride in the property, foster a strong sense of community, and ensure everything runs smoothly—from resident relations to property repairs.

Essential Job Functions – Position Requirements

Serve as the main point of contact for residents, vendors, and staff—handling inquiries, concerns, and emergencies professionally.

Manage the full leasing cycle using Appfolio, including marketing, showings, pre-move-out inspections, lease signings, and turnover coordination.

Ensure compliance with fair housing laws and landlord-tenant regulations.

Monitor and manage resident notices, delinquencies, and lease renewals to meet occupancy goals.

Review and approve vendor invoices; participate in annual budget planning and financial reviews.

Maintain accurate property and resident records in Appfolio.

Maintenance & Facility Oversight

Perform light maintenance and porter duties such as cleaning common areas, basic plumbing, patching, painting, and troubleshooting minor repairs.

Oversee vendor performance to ensure timely and high-quality work order completion.

Conduct regular property inspections and address safety, cleanliness, and maintenance issues

Manage inventory and ordering of supplies and materials; ensure cost tracking and bill-backs are properly recorded.

Respond to emergency maintenance situations and after-hours issues as needed.

Manage a preventive maintenance schedule for all units, ensuring HVAC systems, plumbing, electrical systems, and appliances are properly maintained.

Coordinate larger, more complex maintenance projects with external contractors as needed (e.g., roof repairs, HVAC system replacement).

Qualifications

  • 3+ years of experience in property management, with hands-on maintenance experience preferred
  • Strong communication and organizational skills
  • Basic knowledge of plumbing, electrical, painting, and general repairs
  • Familiarity with Appfolio or similar property management software a plus
  • Comfortable using Microsoft Office Suite (Word, Excel, Outlook)
  • Ability to prioritize, multi-task, and work independently
  • Willingness to live on-site and be on-call for after-hours emergencies
  • Valid driver’s license, current auto insurance, and clean driving record
