Summary

We are seeking for a Manager – Contracts & Procurement. The ideal candidate will have a solid background in real estate development and demonstrate proven expertise in managing procurement processes, contract administration, billing, cost control, and quantity surveying for high-value, large-scale projects.

This position plays a key role in ensuring the success of our developments, from pre-construction through to project completion.

Key Responsibilities:

  • Lead the procurement process, identifying and sourcing suppliers, obtaining competitive quotations, and evaluating proposals.
  • Develop procurement strategies and plans to ensure the timely acquisition of high-quality goods and services in line with project timelines and budgets.
  • Oversee procurement scheduling to ensure materials and services are delivered on time, avoiding project delays.
  • Draft and negotiate contracts with suppliers, contractors, and consultants, ensuring compliance with all legal and regulatory requirements.
  • Review, amend, and execute contracts, handling disputes and variations in close collaboration with project managers and stakeholders.
  • Ensure that contracts are managed in accordance with company policy, maintaining accurate documentation for all agreements.
  • Supervise and manage the billing process across projects, ensuring that invoices are submitted promptly and align with contractual terms.
  • Monitor and control project costs, identifying areas of risk and recommending mitigation strategies to prevent budget overruns.
  • Provide regular cost reports and projections to senior management, highlighting any potential issues that may impact project budgets and timelines.
  • Manage all aspects of quantity surveying, from initial cost estimations and material measurements to cost planning and budgeting.
  • Assess subcontractor claims, variations, and additional works, ensuring all financial aspects of the project are accurately documented.
  • Conduct detailed analysis of cost implications related to project changes and advise on strategies to maintain financial control.
  • Ensure all documentation is up-to-date and accessible to relevant stakeholders, ensuring smooth project execution.
  • Provide regular updates to senior management and project teams on procurement status, contract performance, and cost monitoring.
  • Foster strong, professional relationships with vendors, contractors, and consultants, ensuring effective communication and problem-solving throughout the project lifecycle.


Qualifications & Requirements:

  • A Bachelor’s Degree in Civil Engineering, Construction Management, or a related field (BE/BTech).
  • Additional certifications in Contracts Management, MRICS, or Procurement are highly desirable.


Experience:

  • A minimum of 10-12 years of relevant experience in procurement, contract management, billing, and cost monitoring, particularly with a real estate developer.
  • Proven track record of managing large-scale construction projects and executing procurement and contract strategies effectively.


Skills & Competencies:

  • Advanced knowledge of procurement processes, contract drafting, cost estimation, and quantity surveying.
  • Expertise in using project management platforms, particularly Aconex, for documentation management.
  • Strong financial acumen and experience in cost control, budget monitoring, and forecasting.
  • Excellent communication and negotiation skills with the ability to interact with all levels of stakeholders.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced, high-pressure environment.
  • Strong problem-solving and analytical skills to address project challenges proactively.
