The Maintenance Supervisor helps ensure a fully functioning and well-maintained facility by creating a system of preventative maintenance and repairs, overseeing the ongoing maintenance of the building and surrounding property, keeping all equipment in sound working order, leading and supervising the staff to sustain a consistently high level of cleanliness throughout all areas of the facility, and implementing cost-effective improvements to the facility and grounds.
Primary Duties & Responsibilities
Adheres to and conveys a philosophy that supports the dignity, privacy, independence, choice, and individuality of residents
Creates and maintains a regular maintenance schedule for the facility
Performs routine maintenance and cleaning for the grounds, facility, and equipment following all safety procedures and precautions
Maintains the facility systems, such as HVAC, refrigeration, plumbing, and electrical, according to maintenance schedules
Maintains and repairs walls, furniture, cabinets, windows, and doors/locks
Responds to all resident and staff needs
Stocks maintenance supplies for work areas
Ensures that work areas are clean and that equipment, tools, and supplies are properly stored
Ensures compliance with all applicable federal and state laws and all company policies
Ensures that required documentation is complete and is in compliance with regulations and standards
Responds to emergencies in an appropriate manner as per training received
Performs other duties as assigned
Qualifications & Physical Requirements
Excellent communication, customer service, and problem-solving skills, including the ability to maintain composure under stress
Strong organization skills, able to multi-task, and can manage time to meet frequently changing deadlines in fast-paced environment
Able to work a flexible schedule, which may include working days, evenings, weekends, and holidays
Must be able to regularly lift 50 pounds, to occasionally lift more than 50 pounds, and to spend long periods of time walking/standing
Highly professional and dependable
Strong leadership and motivational skills
Available for emergency on-call 24/7
Proficient computer and internet skills
Must be familiar with and able to use all hand tools and power tools common to the associated trades
Able to bend, kneel, squat, stand, and lift heavy objects as needed
Education & Experience
High school diploma or GED preferred
Three to five years of progressive and relevant experience
One year of supervisory or management experience
Experience in a wide variety of trade skills (carpentry, plumbing, HVAC, and electrical) and the tools associated with them
