DUTIES & RESPONSIBILITIES (to Include, But Not Limited To)
Maintenance Program Development & Implementation
Develop, implement, and maintain a proactive maintenance program, incorporating preventive, predictive, and corrective maintenance strategies.
Oversee the 52-week critical maintenance calendar, ensuring timely execution of maintenance activities.
Ensure compliance with the Aligned Runbook guidelines, industry best practices, and regulatory requirements.
Manage change requests, MOPs, SOPs, and EOPs related to maintenance activities.
Personnel & Team Management
Lead, mentor, and supervise a team of maintenance technicians and support staff.
Conduct quarterly and annual performance reviews, career development planning, and new hire interviews.
Ensure completion of training and drills for all maintenance personnel.
Oversee PTO/timecard approvals and workforce scheduling to optimize efficiency.
Foster a culture of safety, accountability, and continuous improvement.
Vendor & Contractor Management
Manage relationships with third-party vendors and contractors, ensuring adherence to contracts and service agreements.
Oversee vendor onboarding, contract negotiations, and annual business reviews.
Review vendor invoices, quotes, POs, and budget allocations for maintenance-related expenses.
Ensure vendors comply with all maintenance protocols, safety guidelines, and operational requirements.
Maintenance Execution & Quality Control
Conduct QA/QC (Quality Assurance/Quality Control) reviews of all maintenance activities.
Perform PM (Preventive Maintenance) and WO (Work Order) audits to ensure adherence to standards.
Ensure that digital rounds and maintenance logs are accurately recorded and maintained.
Compliance, Safety & Risk Management
Maintain and enforce safe work practices and procedures for both employees and contractors.
Participate in client-based and internal audits, preparing all required documentation.
Budgeting & Cost Management
Assist in the development and management of OPEX (Operational Expenditures) and CAPEX (Capital Expenditures) budgets for maintenance operations.
Track and optimize maintenance costs while ensuring high service levels and operational reliability.
Oversee spare parts inventory management, ensuring availability of critical components.
Stakeholder & Customer Engagement
Serve as a key liaison for customer maintenance-related inquiries and escalations.
Coordinate customer notifications for scheduled maintenance and observed maintenance evolutions.
Collaborate with cross-functional teams, including Facility Managers, Site Directors, and Service Delivery teams, to align maintenance with broader operational goals.
Support fit-outs and audits, ensuring a seamless maintenance process.
Desired Skills & Qualifications
Education: Bachelor’s degree in Facilities Management, Engineering, Operations, or related field preferred.
Experience: Minimum 5+ years of maintenance management experience, preferably in a data center or industrial setting.
Certifications & Licenses: Professional certifications in mechanical, electrical, or maintenance-related disciplines preferred.
Technical Proficiency: Strong understanding of MEP (Mechanical, Electrical, and Plumbing) systems, instrumentation, and critical infrastructure.
Project Management: Proven experience in maintenance project planning, scheduling, and execution.
Budget & Cost Management: Ability to manage maintenance budgets, cost tracking, and financial planning.
Software Skills: Proficiency in MS Office Suite (Excel, Word, PowerPoint, Outlook) and CMMS (Computerized Maintenance Management Systems).
Analytical Thinking: Ability to interpret maintenance data, identify trends, and drive efficiency improvements.
Communication & Leadership: Excellent ability to communicate technical concepts, mentor staff, and coordinate across teams.
Adaptability: Ability to manage multiple tasks, work under pressure, and respond to emergency situations.
Travel Requirement: Occasional travel may be required for training, site visits, or business-related projects.
