Position Overview
The Maintenance Director will oversee all maintenance operations within our property management portfolio, ensuring that properties are well-maintained, safe, and compliant with regulations. The ideal candidate will manage a team of maintenance professionals, coordinate maintenance projects, and ensure that all facilities meet safety and quality standards.
Key Responsibilities
- Develop and implement maintenance strategies to ensure the efficient operation of properties.
- Manage and mentor a team of maintenance staff, providing leadership and training.
- Oversee budgeting for maintenance operations, ensuring cost-effective practices.
- Coordinate with vendors for repairs and maintenance services, ensuring quality and compliance.
- Ensure that all properties meet regulatory compliance and safety standards.
- Conduct regular inspections of properties to identify maintenance needs and priorities.
- Oversee major repair and renovation projects, ensuring timely completion within budget.
- Implement preventive maintenance programs to minimize property downtime and enhance operational efficiency.
Qualifications
- Proven experience in property management maintenance or a similar role.
- Strong knowledge of maintenance and repair procedures for plumbing, HVAC, electrical systems, and carpentry.
- Experience with budgeting and financial management in a facilities context.
- Excellent vendor management skills, with a track record of negotiating contracts and managing service quality.
- Familiarity with regulatory compliance standards related to property maintenance.
- Demonstrated leadership skills with the ability to motivate and manage a team effectively.
- Project management skills with the ability to manage multiple projects simultaneously.
- Strong problem-solving skills and attention to detail.
