Job Description
Position Summary: Under the supervision of the Executive Managing Director and Director, the primary role will be to manage the execution of each project to which he/she is assigned throughout every facet of a project’s design and renovation. The position will participate in multiple projects, touch all aspects of the design and renovation, and interface with the Director on a daily basis.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
- Assist in all aspects of pre-acquisition for projects under contract, including physical due diligence, planning, design and construction/renovation.
- Coordinate with Matrix in preparing renovation program, which maps out the critical design and program requirements.
- Contract all consultants necessary to execute the project, including physical due diligence consultants and design team.
- Negotiate and prepare construction contract with general contractor, including detailed understanding of scope, budget and schedule.
- Provide feedback to design team at various plan stages so that the necessary Owner input is incorporated into the design. Lead internal meetings at schematic and design development stages to ensure design is effectively communicated to project team.
- Prepare monthly draw applications for payment from the general contractor, subs, design consultants and various suppliers.
- Attend monthly recap meetings, as well as bi-monthly general contractor and subcontractor scheduling meetings.
- Serve as the point of contact for the design and construction team for all project documentation, submittals, change orders and other documents.
- Ensure that all Owner-furnished items are procured per the approved budget and in a timely manner, including interior FF&E, fitness equipment, signage, A/V equipment or other similar items.
- Work with the Director/IM to prepare internal bi-monthly project status reports to summarize construction budget, delivery schedule and critical open issues.
- Prepare lessons learned list upon completion of each project and communicate with entire Asset Management team so this information is effectively shared and incorporated into the planning and execution of future projects.
- Manage overall design and renovation process from contract, through design and execution, to disposition, including leading all construction-related communications to the internal and external project team.
- Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Organizational Responsibilities:
- Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
- Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
- Identifies areas for improvement and offers suggestions to improve the department’s efficiency, profitability, and productivity
- Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Work Hours (may vary by state or location): Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.
Qualifications:

Education/Experience:
Bachelor’s degree, preferably with a concentration in construction management, engineering or architecture.
Minimum 5 years of relevant work experience in construction management, property management and preference for a minimum of 2 years in a project management position.
Supervisory Responsibilities:
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required. This job requires the supervision and leadership of all design and construction team members necessary to execute the development of each project.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers, scanners, fax machines, and filing cabinets.
