About Us: Entrada Partners is a leading real estate private equity firm, strategically investing in light industrial and flex assets. As part of our continued vertical integration, we are bringing property management in-house and are seeking a skilled and proactive Lead Engineer to join our team.


Position Overview: The Lead Engineer will be responsible for overseeing the maintenance and operations of our commercial real estate portfolio. This role ensures that properties are operating efficiently, safely, and in alignment with company standards. The Lead Engineer will manage maintenance staff, coordinate with vendors, and implement preventative maintenance programs to protect and enhance asset value. This role is based in Addison, TX and the properties are spread throughout the Dallas-Fort Worth Metroplex.


Key Responsibilities:

  • Property Maintenance & Operations: Oversee the daily operation, maintenance, and repair of building systems, including HVAC, electrical, plumbing, fire/life safety, and energy management systems.
  • Preventative Maintenance: Develop, implement, and monitor preventative maintenance programs to ensure equipment longevity and minimize downtime.
  • Vendor & Contractor Management: Coordinate and supervise external vendors, contractors, and service providers. Obtain competitive bids and manage service contracts.
  • Team Leadership: Train, mentor, and supervise on-site engineering and maintenance staff. Foster a culture of safety, accountability, and continuous improvement.
  • Budget Management: Assist in preparing and managing maintenance and capital expenditure budgets. Track expenses and recommend cost-saving measures.
  • Compliance & Safety: Ensure all work is performed in compliance with local codes, regulations, and company safety policies. Maintain records for inspections and certifications.
  • Tenant Relations: Respond to tenant requests and concerns in a timely, professional manner. Collaborate with property management to maintain high tenant satisfaction.
  • Capital Projects: Support the planning and execution of capital improvement projects, providing technical expertise and on-site oversight.


Qualifications:

  • Experience: Minimum of 5 years of experience in commercial building engineering or facilities management, with at least 2 years in a leadership role.
  • Certifications: HVAC certification, EPA Universal License, or other relevant technical certifications preferred.
  • Technical Knowledge: Strong understanding of building systems, including HVAC, electrical, plumbing, and BAS.
  • Problem-Solving Skills: Ability to diagnose and resolve complex building system issues efficiently.
  • Communication Skills: Excellent written and verbal communication skills to interact with tenants, vendors, and internal teams.
  • Organizational Skills: Strong time management and the ability to prioritize tasks across multiple properties.
  • Software Proficiency: Familiarity with property management software, work order systems, and Microsoft Office Suite.
