Summary

Our client within residential property management is seeking to hire a Head of Residential Operations. Reporting to the Managing Partners, the Head of Residential Operations will be fully responsible for the operations of a portfolio of multi-family properties located throughout the Province of Ontario. The role will lead a team of Property Managers, Leasing Specialists, Maintenance Managers and Superintendents, to ensure the properties are operated professionally, in compliance with relevant governing authorities, and in a cost conscience manner.


Responsibilities:


  • Hire, train and manage a team of Property Managers, Maintenance Managers and Superintendents
  • Develop, implement, and monitor/improve operational systems and guidelines with a focus on sustainability, scalability and cost efficiency
  • Tender for and manage the delivery of third-party services for the properties – ensure service providers fully adhere to the obligations of their contracts
  • Fully realize revenue potential of the properties – minimize vacancy and maximize ancillary revenue sources
  • Conduct regular inspections and audits of the properties to ensure that they are well-maintained and compliant to conditions set in place by relevant governing authorities
  • Solve complex tenant issues and disputes, providing resolutions that minimize legal risk and costs
  • Respond to and resolve on-property emergencies
  • On-board new acquisitions and transition away divestitures to/from the operations platform
  • Organize tours or arrange property access for investors, third-party consultants and service providers
  • Collaborate with other organizational departments to ensure the successful execution of each property’s business plan (Investments, Development, Capital Projects, Leasing and Marketing, Residential Administration, Revenue Management, and Special Projects)
  • Prepare and present comprehensive regular reporting to stakeholders


Qualifications:


  • Bachelor’s degree preferred
  • Minimum 10 years experience in property management or relevant industry
  • Ability to work collaboratively in a fast paced environment
  • Strong communication and administration skills
  • Proficiency with Microsoft Excel, Word and PowerPoint
  • Knowledge of the Ontario Residential Tenancies Act is a requirement
  • Must have a vehicle as travelling within the Province is a requirement
  • Evening and weekend work hours, as needed
