Summary

Position Summary

The Director of Special Projects must clearly understand the company vision. This position will lead the entire division of Special Projects. While monitoring cost and progress information, this individual ensures the company’s best interests are served. As a leader in the company, they are responsible for internal and external relationship development and the overall management of projects, seeking to develop and manage through relationships, shared knowledge and common goals. This position closely coordinates with the Real Estate and Property Management teams and leads the project delivery team, providing guidance through new or proven processes and flow, design improvements and construction techniques. As a member of the management team, it is expected that you lead with passion and contribute to the professional reputation of the company through understanding and promoting the Lloyd Companies’ and their core values.

The Director of Special Projects shares responsibility for all processes and systems, personnel management, client relations and the financial objectives of Lloyd Construction.

PROCESSES & SYSTEMS: Successfully operates an efficient, timely and effective construction division – always challenging status quo, embracing continuous improvement to grow the company and ensure stability for future generations

  • Develops, educates and implements Lean Construction practices.
  • Effectively obtains and manages procurement of 3rd party work.
  • Ensures a safe working environment by monitoring and enforcing compliance with all

applicable safety policies, laws and other regulations.

Personnel Management

  • Develops and sustains elevated team performance - in ways that generate and sustain high productivity, morale and company values.
  • Sets the example of values-driven behavior by creating an environment that is innovative, productive and enjoyable to work in.
  • Develops, coaches, educates, monitors and holds key division staff accountable to their results and their alignment with the company's strategic initiatives.
  • Continuously seeks, recruits and hires qualified candidates

Client Relations

  • Has a reputation for being a trusted and capable advisor – in order to ensure optimal loyalty and possible reinvestment by our clients for the success of all stakeholders.
  • Provides effective coaching and guidance to clients, advising of common practices and
  • procedures and keeps the client updated and informed as needed; keeps clients happy.
  • Actively engages clients during construction and post construction to ensure ongoing satisfaction.

Financial Objectives

  • Achieves targeted operational and profitability goals - in ways that provide long term value and operational effectiveness.
  • Oversees the successful financial management of all special projects – responsible for P & L
  • Develops, monitors, and adjusts agreed upon strategic revenue and expense goals to

achieve the agreed upon operating budget for the Special Projects Division.

Essential Functions And Responsibilities

  • Guide the day-to-day activity of the Special Projects team and provide support with a focus on professional development.
  • Travel to regional Special Projects. Overnight stays will be required at times.
  • Meet one-on-one with direct reports monthly; build team to reflect a culture of trust and respect and drive swift project execution and performance results.
  • Lead and drive the team to meet and/or improve on budget and deadline expectations.
  • Provide effective transparent communication to teams focusing on culture and core values, professionalism, quality, consistency, efficiency, profitability, cleanliness, timeliness, marketing presence and customer relationship management.
  • Seek and proactively hire new talent while retaining a high caliber team.
  • Manage manpower, staffing and project assignments.
  • Lead the onboarding process for Special Projects staff.
  • Have a strong visible presence on job sites and in office.
  • Ensure construction sites conform to all OSHA and safety requirements.
  • Troubleshoot issues and communicate what they were, why they happened and how to avoid in the future.
  • Review and improve systems and processes to realize operating and administrative efficiencies.
  • Monitor resource loads (key subs) to avoid overbooking.
  • Manage technical, product, systems and other training for team.
  • Assist with project startup or closeout.
  • Lead warranty/call back management; Spring Work Lists.
  • Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.

Supervisory Responsibilities

Directly supervise Special Projects team. Carry out managerial responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring, developing, and training employees with assistance from human resources; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION And/or EXPERIENCE

Bachelor Degree (B.A.) in Construction and related field; 10 years or more related experience and/or training, or equivalent combination of education and experience.
