Summary

Asphalt Green is seeking a Director of Facilities and Operations for the Upper East Side location.

Reporting to the Senior Director of Operations, this role ensures efficient daily operations, compliance with regulations, and high-level decision-making on maintenance, safety, budgeting, staffing, and capital improvements. The Director will manage a team of 7 engineers to support the overall success of the facility and operations.

The UES facility spans 4.5 acres and offers a wide variety of amenities and services. It includes an Olympic sized lap pool and a warm water teaching pool. This facility boasts a two-story fitness center, with a comprehensive range of fitness equipment and spaces. The campus features a 90,000 square foot outdoor turf field, where we host sports programming and events year-round. The facilities team is responsible for snow and ice removal as well as perimeter upkeep, ensuring the campus remains accessible and safe throughout the year.

NOTE: This is an onsite role requiring a willingness to occasionally work flexible hours to support the organization’s signature events, including evenings and weekends, and as required for maintaining facility operations.

Responsibilities

Facility Management and Upgrades

  • Support the Senior Director of Operations and key stakeholders in planning and executing facility improvements, such as capital projects, renovations, and aesthetic enhancements, while ensuring minimal disruption to operations and budget efficiency.
  • Regularly communicate with the Senior Director of Operations, providing timely updates on facility operations, maintenance schedules, and any issues, ensuring alignment, transparency, and effective collaboration across departments.
  • Leads the planning, coordination, and execution of the annual shutdown (last 2 weeks in August into Labor Day), where our pools close for deep cleaning and maintenance, facility-wide maintenance , repairs, equipment inspections and special projects.
  • Manage Facilities CMMS (Salesforce) records and systems of external contractors, vendors, and service providers, including contact information, service agreements, performance history, compliance documentation, and related facility data to optimize operational efficiency and support proactive maintenance strategies.

Safety, Compliance and Risk Management

  • Ensure compliance with safety regulations, building codes, and health standards, particularly in the pool area, while collaborating with the Senior Director of Operations to maintain comprehensive risk management strategies across the facility.
  • Develop, implement, and maintain standard operating procedures (SOPs) for all facility operations ensuring compliance with safety guidelines and operational best practices.

Budgeting and Financial Management

  • Develops and manages the departmental budget, ensuring that resources are allocated efficiently across all areas of responsibility.
  • Reviews and approves purchases related to the maintenance of equipment, supplies, and service contracts for the facility. Tracks and reports on expenditures, identifying opportunities for cost savings.

Maintenance and Operations – Aquatics specific

  • Responsible for the operation, maintenance, and safety of the indoor lap and teaching pools, ensuring water quality, system functionality, and regulatory compliance.
  • Develops and implements preventative maintenance programs for pool systems, including filtration, heating, and chemical management.
  • Coordinates emergency response plans and works closely with staff and contractors to address any pool-related issues.

Maintenance and Operations – Facility specific

  • Oversee the maintenance and operation of facility systems, including BMS, HVAC, plumbing, electrical, fitness equipment, and general building upkeep.
  • Develops and implements preventive maintenance strategies while ensuring minimal impact on programs and member services.
  • Responsible for the overall maintenance, safety, and functionality of buildings, systems, facilities, pools, sports fields, and recreational spaces across the Upper East Side campus.
  • Work with key departments to manage year-round exterior conditions, including landscaping, entryways, site cleanliness, and seasonal snow/ice removal.

Team Management and Collaboration

  • Manage a team of 7 (engineers and handymen). Foster a culture of teamwork, responsibility, and continuous improvement, providing guidance and professional development.
  • Collaborate with Housekeeping and other departments to maintain high standards of cleanliness, safety, and facility upkeep.
  • At least 7-10 years of experience in facilities management or operations, preferably sites with swimming pools, or similar large-scale athletic or event facilities.
  • Minimum of 5 years of leadership experience managing a diverse team, including engineers, maintenance staff, and service teams.
  • Experience in health, safety, and environmental compliance related to pool operations, with strong technical knowledge of pool systems (filtration, sanitation, heating) and a proven track record in managing pool operations.
  • Proven expertise in project management, with a track record of successfully overseeing and driving facility improvement projects from inception to completion.
  • In-depth knowledge of building systems (HVAC, plumbing, electrical, etc.) and preventive maintenance best practices. Proven ability to manage budgets, control costs, and achieve operational efficiency.
  • Certified Pool Operator (CPO) certification or willing to obtain within 60 days.
  • Fire and life safety and other compliance certifications such as S-95, OSHA, Q-01 or willing to obtain.
  • Excellent communication, organizational, and leadership skills, with the ability to collaborate across departments.
  • Bachelor’s degree in Facilities Management, Engineering, Business Administration, or experience in a directly related field.
