Position Overview:

We are seeking a seasoned and well-connected Business Development Director to spearhead the expansion strategy for our high-end luxury brand across Japan, with a strong focus on securing prime flagship and new store locations in Tokyo and other key cities. This role requires an individual with deep industry knowledge, a refined aesthetic sensibility, and an extensive network of relationships with real estate owners, developers, landlords, and top-tier shopping malls.

The successful candidate will play a critical role in shaping the brand's physical presence and elevating its visibility through strategic site acquisition and development of luxury retail environments.


Key Responsibilities:

  • Lead retail expansion strategy across Japan, focusing on identifying and securing high-street and premium mall locations that align with the brand's image and business goals.
  • Develop and maintain strong relationships with real estate owners, developers, property consultants, and luxury retail landlords.
  • Proactively identify and evaluate flagship store opportunities in ultra-prime commercial districts such as Shibuya, Ginza, Omotesando, Kansai, and other major high-footfall cities.
  • Conduct detailed market research, feasibility studies, and location analysis to support new store openings.
  • Negotiate lease terms, conditions, and contracts to ensure optimal commercial outcomes for the brand.
  • Collaborate closely with cross-functional teams including Retail, Design, Legal, and Finance to drive project execution from site acquisition to store opening.
  • Monitor and assess real estate market trends, consumer flows, and competitor activity to inform expansion planning.
  • Represent the brand at industry events, real estate forums, and with key external stakeholders.


Key Requirements:

  • Bachelor’s degree in Business, Real Estate, or related field; MBA is a plus.
  • Minimum 8–10 years of experience in luxury retail development, leasing, or business development within Japan.
  • Proven success in acquiring high-visibility, high-footfall retail locations for premium or luxury brands.
  • Exceptional negotiation and communication skills in both Japanese and English.
  • Well-established network within the Japanese real estate and luxury retail community.
  • Strong commercial acumen, strategic mindset, and cultural sensitivity.
  • Passion for luxury, design, and brand storytelling through physical retail spaces.
