Summary

Director - Critical Projects Department: Construction Management Employment Type: Full Time Location: Corporate Compensation: $115,000 - $125,000 / year Description The Director of Critical Projects leads the project management process for complex construction issues at existing American Campus Communities (ACC) properties, ensuring they are planned, executed, and delivered on time, within budget. This role requires strong project management expertise, including risk mitigation, resource allocation, and budget oversight. The Director of Critical Projects acts as the central point of contact for Legal, Operations, and Asset Management teams, ensuring smooth communication and alignment with all stakeholders while driving the successful completion of their assigned projects. This position requires extensive travel. As of the date on which this job advertisement is posted, the Company anticipates that the base salary pay range for this role is $115,000 - $125,000 (this represents the presently-anticipated low and high end of the Company's base salary pay range for this position). Actual pay may vary based on various factors, including but not limited to location and experience. In compliance with the Colorado Equal Pay for Equal Work Act, the base salary range for this position is $115,000 - $125,000 (for candidates that reside in CO). This role is bonus eligible. Job Responsibilities: (OTHER DUTIES MAY BE ASSIGNED) * Lead multiple end-to-end construction project management processes simultaneously, ensuring assignments are planned, executed, and delivered within scope, budget, and timeline. * Oversee the coordination of third parties to include, but not limited to: architects, engineers, consultants, etc. to conduct work, inspections, or investigations on assigned projects; compile thorough, accurate documentation. * Confirm the accuracy, completeness, and compliance of all project documentation, reviewing for consistency and quality. * Coordinate the creation, review and execution of all required consultant and contractor agreements with necessary corporate stakeholders, including Asset Management and Risk Management teams. * Serve as the primary project liaison for Legal, Operations, and Asset Management, ensuring all internal company teams are informed and supported throughout each process. * Proactively identify, assess, and mitigate potential risks or issues, preventing formalized claims and project delays. * Maintain clear and consistent communication with all stakeholders, providing regular project updates on progress, risks, and budget status. * Define and manage project budgets, secure necessary approvals from Asset Management, and track financial performance to ensure adherence to budget throughout the project lifecycle. * Solicit bids and collaborate with stakeholders as needed and review and process progress payments. * Drive efficient resource allocation and project scheduling, ensuring all milestones are met on time and within budget. * This position requires extensive travel. * Carries out supervisor responsibilities, including interviewing, hiring, and training employees; planning assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems. * Coach, train and develop a team while managing the workflow and prioritization of projects and ensuring on-time execution and completion. Skills, Knowledge & Expertise * 5+ years of experience in construction project management, with a strong track record of delivering complex projects on time and within budget. * Bachelor's degree in Architecture, Construction Science, or Engineering preferred. * Understanding of construction plans and specifications, architectural drawings, and engineering reports. * Expertise in project management tools and systems, with the ability to lead and manage multiple projects simultaneously. * Experience coordinating with cross-functional teams and third-party vendors. * Exceptional problem-solving, risk management, and decision-making skills. * Excellent verbal and written communication skills, with the ability to keep all stakeholders informed and aligned. * Strong leadership and team management capabilities, with the ability to influence and drive project success across teams.
