Position Overview

The Controller will play a critical leadership role within the organization, overseeing all aspects of accounting and financial management to ensure the company’s continued growth and success. Reporting directly to the CFO, the Controller will manage the day-to-day accounting operations, provide strategic financial insights, and support the executive team in making informed decisions.

Key Responsibilities

Financial Management & Reporting:

  • Oversee the preparation and delivery of accurate and timely financial statements in accordance with GAAP.
  • Manage monthly, quarterly, and annual close processes, ensuring all financial reports and reconciliations are completed on time.
  • Develop budgets, forecasts, and cash flow projections to support both operations and new development projects.


Accounting Operations

  • Supervise the accounting team, including Accounts Payable, Accounts Receivable, Payroll, and General Ledger functions.
  • Monitor and maintain internal controls to ensure the integrity of financial records and compliance with applicable laws and regulations.
  • Oversee accounting for real estate development projects, including job costing, construction draws, and capitalization of completed assets.


Property Management Finance Support

  • Collaborate with property management teams to monitor property-level performance, analyzing variances, and advising on strategies to optimize NOI (Net Operating Income).
  • Ensure timely preparation of property management financials, including tenant billings, CAM reconciliations, and lease compliance.


Strategic Planning & Analysis

  • Provide financial analysis on existing assets, acquisition opportunities, and development initiatives to support strategic decision-making.
  • Play an active role in identifying opportunities for operational improvements in the financial and development processes.


Regulatory Compliance & Tax

  • Partner with external tax firms to coordinate the preparation of federal and state tax returns.
  • Stay updated on real estate and construction-specific tax laws (e.g., 1031 exchanges, depreciation, interest expense limitations).
  • Ensure compliance with all lender reporting requirements for construction loans and permanent financing.


Leadership & Collaboration

  • Hire, mentor, and develop accounting staff, fostering a collaborative and accountable team environment.
  • Work closely with project managers, asset managers, and other departments to streamline workflows and ensure alignment across the organization.


Requirements

  • Bachelor’s degree in Accounting, Finance, or a related field; CPA a plus.
  • 10+ years of accounting experience, including 5+ years in a leadership or managerial role.
  • Solid understanding of GAAP and real estate accounting principles.
  • Proficient with real estate software like Yardi or MRI, Microsoft Office, and advanced Excel functions.
  • Skilled in exporting and manipulating financial data using Excel.
  • Strong analytical thinking and problem-solving abilities.
  • Effective communicator with strong written, verbal, and interpersonal skills.
  • Demonstrates high integrity and ethical professionalism.
  • Able to multitask, work independently, and thrive in a fast-paced environment.
