Summary

Position Summary and Objectives

Reporting to the Director, Property Accounting, the Controller, Property Accounting will be responsible for
overseeing the preparation and analysis of all property accounting and financials for Fund Owned and Co-
Owned, provide assistance as needed with Third Party Owned properties. The Controller, Property Accounting
will also be responsible for ensuring industry best practices and controls are implemented and maintained. This
position will also be responsible for managing various positions in the accounting department such as the
Managers property accountants.

This position is accountable for the financial reports, maintenance of accounting records, a comprehensive set
of controls and budgets designed to mitigate risk, enhance the accuracy of the company's reported financial
results, and ensure that reported results comply with various generally accepted accounting principles (GAAP)
required by Asset Management and Investors.

Responsibilities

Provide Superior Reporting to our Investors through Accurate and Reliable Financial
Information

  • Develop and maintain a strong relationship with internal and external clients
  • Oversee and manage the timelines for the preparation of all monthly and quarterly financial and operational reports to internal and external clients
  • Oversee the preparation of the year end audit working papers and liaison with external auditors and review and approve CAM audits
  • Oversee and manage the deadlines for the preparation of annual budgets and forecasting
  • Develop, implement, and maintain industry best practices and documentation of procedures, and any other requirement for external auditors
  • Assist with implementation of Yardi upgrades and training Collaborate with department team leaders to implement and amend accounting policies and procedures to meet client needs
  • Provide excellent customer support to clients
  • Oversee preparation, recommendation and the approval of property cash calls/distributions
  • Oversee and approve monthly HST compliance and reconciliation
  • Investigating existing and new Yardi modules for new features to assist with process improvements and automation
  • Provide guidance on financial decisions by establishing, monitoring, and enforcing policies and procedures
  • Support property management administration staff in financial management of their properties
  • Support asset management with reporting and investor inquiries
  • Oversee financial inquiries from tenants and vendors
  • Assist with acquisition and disposition of fund owned assets
  • Deliver excellent service
  • Assist with making departmental and process improvements to support CPMI’s long-term goals

  • Supervision of property accounting team
  • Manages all aspects of training, development, and continuous coaching and improvement of staff, processes, and procedures
  • Provide superior coaching, encouragement and leadership training to the accounting team regarding policies and procedures, reporting and accounting standards,
  • Perform ongoing performance management for subordinates and seek opportunities for their development and advancement through positive reinforcement and coaching
  • Motivate staff and other departments and promote a positive work atmosphere
  • Foster a respectful and positive work environment for all employees
  • Provide clear direction and expectations while supporting and encouraging the team and other departments
  • Oversee and direct inter-departmental training sessions on various accounting functions
  • Mentor and support CPA students through the CPA pre-approved training office program
  • Perform other related responsibilities as requested from time to time

Qualifications

Education

  • Bachelor’s Degree in Accounting or other related discipline
  • Professional accounting designation (CPA)

Professional Experience

  • Minimum 8 years accounting experience within a commercial real estate company
  • 3-5 years of management experience.
  • Excellent knowledge of accounting practices applicable to real estate, property management, budgeting, financial and management reporting
  • Intermediate to advanced Excel skills and working knowledge of real estate and property management financial accounting systems and software
  • Experience using and implementation of Yardi and modules, considered an asset
