Summary

The Project Manager plays a pivotal role in planning, executing, and closing out commercial construction projects. Description POSITION: The Project Manager plays a pivotal role in planning, executing, and closing out commercial construction projects. The project manager is responsible for both project and field management to ensure projects are completed on time, within budget and according to client expectations. The Project Manager represents the main point of contact for all internal and external stakeholders during the course of construction of a project. The ideal candidate will have a strong background in construction management, excellent organizational skills, and the ability to effectively communicate and collaborate with various stakeholders. The Project Manager may oversee the execution of multiple construction projects at a given time, or may lead a single project when necessary. The Project Manager is responsible for developing and maintaining a positive company reputation with the client and community. Schedule: Monday - Fri (possible weekends) Time: 7:00am - 4:00pm (varies by project need) Must be flexible for extended hours / on-call QUALIFICATIONS: Minimum (5) years’ experience in a commercial construction setting performing both project management and direct field supervision Bachelor’s degree in construction management, project management, engineering or a related field Must be proficient in reading and understanding plans, specifications, drawings and project schedules Must possess a strong knowledge of construction methods, materials, and techniques, as well as building codes and regulations Proficiency in project management software and tools (e.g., Procore, Microsoft Project, etc.) Excellent verbal and written communication skills Proficient in Microsoft Office Valid driver’s license Must be able to lift up to 50 pounds at times. Professionally balanced: maintain a professional presentation with owners / clients while being communicative and relatable with subcontractors and industry vendors. Comfortable in fluid company structure: ability to excel independently without significant structure and position regiment Fluent with basic technology: require daily interaction with email, MS office, tablets, etc. Fun-loving: Is comfortable in a work-hard / play-hard culture where wins are fiercely earned and fiercely celebrated. RESPONSIBILITIES: Intimately understand each individual project scope of work and estimate. Develop feasible / realistic schedule and sequence for projects and manage to these schedules, including submittal process, deliveries course of construction and eventual closeout Work with the senior company leadership to ensure the project is appropriately resourced, materials are available, and daily field operations are on track Prepare subcontracts and, in coordination with the Superintendent, manage subcontractors to these commitments. Lead and motivate project teams, providing clear direction and support to ensure optimal performance and adherence to project timelines Manage, monitor and provide accurate reporting on time, cost and quality of a construction project through diligent schedule management, coordination of subcontractor work, and quality oversight Manage project budgets and ensure financial accountability, tracking expenses and adjustments throughout the project via diligent use of project management software Through and with the Superintendent, supervise the work quality, timeliness and overall performance of subcontractors, vendors and suppliers and initiate corrective action or escalation as needed Conduct regular site visits to inspect project progress, quality of work, and adherence to safety protocols Proactively identify project areas that are failing to meet expectations and troubleshoot solutions to ensure project requirements are maintained. Manage the change order process, including revisions to prime contracts, subcontracts, schedules and budgets Assist project lead with project communication by facilitating internal and external meetings, maintaining accurate work schedules and completing regular status reports Provide frequent communications to clients regarding the status of the project, potential issues and opportunities for improvements Contribute towards the development of productive relationships with architects, subcontractors, vendors and suppliers in order to complete projects on time and build rapport with industry partners WORK LOCATION: Overland Park, KS Regular travel around Kansas City Metro COMPENSATION: Base Salary Range: $70,000 - $120,000 Performance Bonus: Up to 20% annual bonus potential BENEFITS: Employer-sponsored health insurance Employer-sponsored dental insurance Voluntary vision insurance Paid Time Off 401(k) Retirement Plan with Company Match Some benefits subject to eligibility criteria and waiting period.
