Seeking an experienced Construction Project Manager who is responsible for overseeing multiple different construction projects. The project manager will lead the project from initiation to close, hiring subcontractors, working with vendors and tracking inventory of equipment and materials. This person should be knowledgeable about regulations, permits and project management methodology. They should also work well with others, be highly organized and detail-oriented, meet deadlines and strive to stay within budget.
Responsibilities
* Define the project scope.
* Review, plan, estimate, and schedule work assignments on school site improvements, modification of facilities, and/or new construction projects.
* Create a construction estimate based on a material takeoff (MTO).
* Create and manage a construction project budget.
* Evaluates contractor requests for change orders, makes decisions pertaining to construction problems and resolves conflict.
* Maintain effective working relationships with those contacted in the course of work, including architects, consultants, contractors, and school officials.
* Create a construction project management plan.
* Negotiate with general contractors and subcontractors to obtain profitable construction contracts.
* Develop a construction schedule, with project deliverables and milestones.
* Prepares Request for Proposal (RFP) and Request for Qualification (RFQ) documents to support school construction and repair projects.
* Manage resources such as construction materials, construction workers and equipment.
* Assists in the technical development of bid specifications and evaluation of bids provided by contractors.
* Allocate and manage resource logistics.
* Create status reports for project stakeholders.
* Oversee the performance of the general contractor, site manager and other members of the construction team.
* Obtain building permits, licenses and meet local LA City code regulations.
* Maintain health and safety standards.
Skills
* Strong team management and leadership skills.
* Technical knowledge relating to a wide range of construction methods, materials and legal regulations.
* Familiar with LA City building codes and safety standards pertaining to the construction and repair of school facilities.
* Problem-solving and conflict-resolution skills.
* Excellent written and verbal communication skills.
* Project management skills such as time management, project budgeting, resource management and project scheduling.
* Fluency in software programs related to construction management.
Qualifications
* Bachelor's degree in architecture, civil engineering, construction management or related field is preferred.
* Valid unrestricted California Driver's License.
* Professional certifications, such PMP, LEED, OSHA, are highly desirable.
Work Experience
* Minimum five to seven years of construction project management experience in a school setting.
* Experienced in the construction industry or construction specialties such as plumbing, carpentry or masonry.
* Proven risk management experience related to construction projects.
* Experienced with rules and regulations related to construction.
Salary and Benefits
This is a full-time, 12 month per year, salaried/exempt from overtime position. The salary for this position will be commensurate with experience.
